The new complex is supposed to be built in the southwestern part of Moscow, in the Akademichesky microdistrict. The plot of regular rectangular shape is located at the intersection of Vavilova and Lyapunov streets. The area is surrounded by mostly low-rise brick buildings of the 1960s – 1970s, against which two 14-storey residential buildings stand out, located directly behind the projected complex.
The customer approached the architects of the ABV workshop last year. By that time, he already had one project in his hands, developed by another workshop, according to which it was planned to build three detached residential buildings on the site. However, this proposal “did not pass” on insolation, therefore, ABV architects began working on their own version of the MFC concept with a search for optimal planning and compositional solutions. The task before them was not an easy one: it was required to keep the given parameters of height and area, but to get away from the three-part composition. As a result, the architects came up with a structure of two high L-shaped residential buildings, united by a one-story stylobate part. This arrangement of the volumes not only made it possible to comply with all the standards, but also freed up space for creating a spacious courtyard, protected by the walls of the complex from the roadway.
L-shaped towers are located at the corners of the stretch along Vavilov Street, mirroring each other and flanking the one-story stylobate. Their height varies from 7 to 20 floors: it was by cutting off part of the southern building that the architects were able to avoid shading the neighboring residential building, and the resulting differences were used to organize large open terraces. By the way, due to the ledges of the hull, they acquired more expressive outlines and a complex silhouette.
The architects intend to use clinker tiles or facing bricks in a warm terracotta color as the main finishing material. And if the chosen shade deliberately contrasts with the predominantly yellowish-beige buildings in the area, then the type of material, on the contrary, supports the environment. The new complex will also attract attention due to the bright rainbow decoration of the staircase blocks. Such a cheerful palette is created with the help of decorative elements of the fence made of triplex glass coated with a film of four shades.
Residential buildings will accommodate apartments of various typologies - from one to four rooms. From the very beginning, the architects had a goal to create the most efficient layout. Actually, this largely determined the L-shaped shape of the residential towers: in the corner part there are an elevator and a staircase group, from which corridors of optimal length diverge in both directions. In addition, this shape of the towers allows most of the apartments to be oriented on two sides.
The stylobate part is reserved for the placement of infrastructure facilities, shops within walking distance and boutiques with huge glass showcases. Life is in full swing in front of them: landscaped and green walking routes, beautiful and comfortable benches, fountains, decorative and sculptural decoration, summer cafes.
The roof of the first floor will also be exploited, on which the architects propose to set up a park with large trees, flower beds, playgrounds and recreation areas. True, if the adjacent territory is public, then only residents will be able to use the park on the operated roof. From the street side, the park will be fenced with a two-meter brick wall, which from the inside will be densely surrounded by climbing plants. Small windows in this glass block wall will give soft cozy light. Separately, it is planned to develop a yard improvement project. Together with a green roof and terraces, it will provide a fairly large percentage of public territory - quiet and green, which is so lacking for residents of multi-storey buildings in the heart of a huge metropolis.
