The construction site is located on the border of the historic center, next to the Giardini Reali park. It is bordered by the busy Corso Regina Margherita Avenue and the quiet Via Fiocchetto. On this site in the past stood the building of the "People's Theater" of the XIX century, destroyed by bombing during the Second World War. Today, only the rear façade facing Via Fiocchetto and the backstage space adjacent to it have remained of it; after reconstruction, this historic building is occupied by duplex apartments.
Luciano Pia tried to show a "theatrical" origin in his project: for example, the garden in the courtyard - on the site of the parterre - reminds of the layout of the disappeared building with its landscaping scheme.
The main building of the residential complex has a southern facade facing Corso Regina Margherita. The architect's task was to protect the apartments from the heat of the sun and street noise, while maintaining beautiful views of the park, the city and the Alps. For the sake of these panoramas, the apartments start at the level of +12 m, and below there are two inverted rough concrete cones supporting the building (one of them provides space for rent). This open space is separated from the street by a 1-floor-high transparent glass wall, through which both the landscaping under the concrete vaults and the garden in the courtyard can be seen.
The apartment is protected from heat and noise by double glazing; the space between its layers (1 m wide) is supplied with cool air from the courtyard. In addition, all apartments face the street façade with "bioclimatic greenhouses", which also serve as a buffer for living spaces, protecting them from negative environmental influences.
The southern facade of the main building repeats the proportions of neighboring buildings built in the middle of the 20th century, and the northern one is sheathed with titanium-zinc panels, and the window openings there are emphatically asymmetrical, since on this side the building is surrounded by buildings of different times and scales, which do not require a special approach. The much smaller glazing area of the northern façade, which is constructed of wood and insulating materials, made it easier to insulate.
The height of the residential complex varies - both on the southern facade and when moving from south to north - depending on the dimensions of the neighboring buildings.
The high degree of insulation of the shell, the use of a geothermal pump, solar collectors, rainwater harvesting systems (for irrigating greenery) made Casa Hollywood highly efficient: its energy consumption does not exceed 30 kW / m2 / year.
