“This year the Novgorod studio continued to research the invisible aspects of architecture. The diploma studio tied together three components: Vyborg as a place of architectural intervention, a housing cooperative as a type of housing that is underdeveloped in Russia, and a facade as an architectural phenomenon that has lost its significance during the 20th century.

The work began with a trip to Vyborg and researching buildings built in the Finnish city in the 1900s – 1930s. Students studied the visible and non-obvious characteristics of facades, and then moved on to survey sites for design - these impressions fueled their projects throughout the year.

Returning to Moscow, the studio moved on to studying how the language of the facades of the city palazzo was formed in the Italian architecture of the XIV-XVI centuries. As a result, it became clear that the facade is an independent architectural genre with its own laws, references and language.

After that, everyone's work on their housing cooperative began with the development of facades based on examples from history, transformed into their own principles. In parallel, the students studied cooperative housing projects in Switzerland and their own housing.

Then it was necessary to develop a program for the future building in Vyborg and include in it an additional urban function for the first floor - the part through which the building communicates with the townspeople.

The developed facades had to be correlated with other parts of the building: program, plan, spatial scheme, environment. By making these connections, students constantly transformed their building so that the whole exists as the sum of all its parts. Special attention was paid to windows as the main part of the facade, with which the residents of the house constantly interact.

In the course of work, each student acted as a curator of his own research and a disciplined author, attentive to everything he does. ***

The site that Alexandra chose is located at the intersection of four streets: Watch Tower, Krasnoarmeyskaya, Titov and Krepostnaya. Once there was a city estate, but only two large stones have survived from it - the remains of an entrance gate. It was based on their character that the structure of the facade was built, the stones themselves became part of the building.

The cooperative is built on the basis of the British “live-in” model, rethought for the Russian reality: people not only live in it, but also do business.

The device defines the hierarchy. A sauna and a bar are located on the ground floor. The second floor is occupied by the initiators of the creation of the cooperative, the guest apartment is also located here, and the windows on this level are the largest. The third floor with medium-sized windows is reserved for rented apartments: renting the cooperative provides additional means of subsistence. The staff of the bar and the bathhouse live on the top floor; here are the smallest windows. Facades thus reflect the social hierarchy.

There is a large living room in common. The stairs are designed in such a way that it is impossible to leave the house without passing it: in this way everyone gets at least a little involved in the life of the community.

Divi I Puri translated from Latin means "divine and pure", these two words are also consonant with the name of Vyborg in Finnish - Viipuri. And also these two words with the same number of letters are like two equivalent parts of a building, and they are separated by the letter I - that is, a pipe. ***

Weavers' cooperative

Aliya Shigapova

Aliya Shigapova worked with the same site. According to the theory of Gottfried Semper, the appearance of the main element of architecture - the wall - goes back to weaving. In addition, it was the weavers who founded the first cooperative in Rochdale. Based on this, the author decided to design a cooperative of weavers, using a stone plinth left on the Watchtower Street from a burned down wooden house of the 19th century.

The cooperative is created by 18 families, different in composition, who have the opportunity to work remotely. Modern weavers are fashion designers, leather goods manufacturers, carpet weavers, knitters.

On the ground floor there is a spacious workshop with the necessary equipment, halls for receiving and issuing orders, exhibition halls, retail space, warehouses. One of the most important premises is the meeting room, where decisions about the life of the cooperative are made.

The two residential floors are lower than the first public one. Each has nine apartments with different layouts, almost all of which have a view of the bay.

Through the windows in the corridors, you can see how the fabric is stored and how the specialists work. Entrance doors regulate the flow of visitors and residents so that passers-by cannot enter the staircase leading to the upper residential floors. Weavers' cooperative is a city within a city with its own charter, streets and tourists. ***

Cooperative "Second Wind"

Gennady Druzhinin has developed a cooperative for the elderly. To explain the essence of the project, he came up with a "legend" about an elderly couple who were tired of living in a big city, but missed their summer cottage and land. Misha's friend advises them to move to Vyborg and settle in a cooperative house, recalling along the way that he himself never lived alone: he was born in a communal apartment, then moved with his parents, grandmother and sister to a separate apartment, went to pioneer camps, went through the army, lived in a hostel with his wife and child. And so on until he was widowed. Cooperative "Second Wind" in a small town came to his liking.

The building consists of several common areas of varying degrees of privacy, and on the last fourth floor there are small apartments with a bedroom, a bathroom and an office. The windows in each apartment face two sides. You can climb stairs or using platforms. In the guest rooms, you can receive friends and relatives.

“I looked at the building and thought that Mikhail had settled in a very ascetic way. The house was new, but without a pretense. The facade was smooth and the windows … The windows were just windows. The second floor is all with balconies, that's all. In general, nothing special."

“Misha began to explain the structure of the house: everyone has their own entrance. There is further a passage to the courtyard, there is a vegetable garden and a garden. To the side is a utility room and a storage room. I'll go up the stairs, and you get up here. They put me in a corner, Misha pressed something and the room went down. It was a platform. Like an elevator, but open."

“We went to the opposite wall from the fireplace, turned into a corridor and, going up the stairs, ended up at an ordinary door. Misha opened it and we entered a small studio. I've been to similar ones abroad. A room with a bed and an armchair. Writing desk and wardrobe. There is a kitchen and bathroom. Nice hotel room. ***

Daniel also proceeded from a hypothetical scenario for the formation of a commune: many young people move from Moscow to St. Petersburg, for example, and choose to live in communal apartments. Based on this, Daniel developed a new space suitable for living together - a cooperative in Vyborg along the familiar street of the Watch Tower, 22.

Facade plastics is a separate subject that responds to the surrounding buildings and the history of the city (the author explored the facade of a residential building designed by the Finnish architect Ole Gripenberg in the 1930s), and at the same time tells about the hierarchy and purpose of the interior of the house. The dynamic plasticity of the courtyard façade contrasts with the almost flat main façade. The difference in the privacy of the zones is emphasized by the ruin in the courtyard of the cooperative - an outbuilding that has survived from a 19th century estate.

The building has four floors. On the first is the city living room (Kaupungin Olohuone in Finnish), that is, a public space with a bar and a clothing store that belongs to the residents of the cooperative, but is available to all citizens. Here you can have a drink, go to the artist's studio, see a small exhibition or get a tattoo. A cornice above the first floor separates the public and residential parts of the building.

The house has both small guest rooms with a shared shower and more comfortable apartments with their own living room, bathroom, bay window.

The common space in the residential part of the house is united by a spiral staircase. Each tenant can use the veranda on the second floor or the fireplace room on the fourth. ***
