“We came to see the city in winter. They were looking for housing in the "center". They found it quickly and easily, and most importantly, in the very "center" … So it turned out that the word "center" in the city of Serpukhov is not called the old part of the city, but the Trade Center. And everyone uses this terminology: booking tenants, sellers, taxi drivers, everyone … So, I would say that our project is about restoring justice, about returning the 'center' to the historical center."

Reconstruction of the historical part of Serpukhov. Introduction and analysis of the situation

“Despite the proximity of the city to Moscow and the well-established transport links with the capital, the city retains its identity. Some city dwellers travel to the capital to study or work, while for Muscovites the city is part of popular weekend itineraries.

The city of Serpukhov was founded in the 14th century. For a long time it was a large trade and craft city, as well as an important defensive point south of Moscow. Since the middle of the 19th century, a large number of manufactories and weaving industries have appeared in Serpukhov, located along the banks of the Nara River.

Today the historic center is a territory with a large number of abandoned or partially exploited buildings. Most of the buildings have cultural and environmental value, but in the absence of engineering infrastructure, hypothetical residents are not interested. Also, at the time of the development of the project, the historical part did not have a direct access to the embankment.

Major decisions

In our theses, we use the historical center, which is interesting for specialists in terms of protected areas of monuments, the context of existing buildings and the future potential of these places. When designing, we asked ourselves the following questions:

  • How to attract not only tourists to Serpukhov, but also people who would be ready to live permanently?
  • How to instill the interest of residents in the history of their city and teach them to value architectural monuments?
  • What functionality can be used to saturate existing empty buildings?

Main goals

  • With the help of our work, to make Serpukhov a self-sufficient city, in which you can find all the advantages of living in an old small town buried in greenery.
  • With the help of five projects in different territories, to offer our own alternative development solution: to unite the city center, thus creating a whole urban planning composition, new points of attraction and excursion routes saturated with different functions.
  • To take into account the opinion of residents and make such projects that would be useful to the city and, possibly, could be further developed."

We present to your attention projects for the reconstruction of five sites in the city center: two old factories, a Soviet factory and a hospital. In the program: regeneration of abandoned territories and many new functions, in the future - a new attitude towards the center of the townspeople, and, of course, tourists.

One of the important abandoned objects in Serpukhov is the former Konshin textile factory. What can be done with such a large object today? Sveta and Polina proposed two different scenarios for future development on the territory of the factory.

Scenario 1:

Adaptation of existing workshops for public spaces. Based on an analysis of the surrounding areas and a survey of local residents, the main missing functions were identified: cultural institutions, children's leisure, trade and recreation areas in the historical center. The existing areas allow placing everything on one territory, thus the city will receive a multifunctional space in the historical center. New public modules such as a library, children's leisure center and office space are being created within the perimeter of the factory walls. Small pavilions are reserved for the private trade of local residents, workshops and cafes. The ruined walls are becoming both an independent museum object and part of the double façade of the new pavilions. With the help of landscaping and a new pedestrian network, the territory of the factory will begin to interact with the environment.

Scenario 2:

Complete reconstruction of the object with the creation of a full-fledged residential area in it.

Human-scale and sparse development creates the feeling of a "private sector", but in a modern way. The architecture of the new housing is a collective and rethought image of the existing private houses in Serpukhov. Historical proportions, materials (wood and stone) and characteristic ornaments are preserved. The quarter combines three typologies of housing: individual houses, apartment buildings, co-housing. A public embankment, alternating with a private one, divides the quarter into quiet and noisy areas. These features make the choice of housing wider and more interesting.

The plant was founded on the territory of a former beer-honey brewery and existed until the 90s of the XX century. Subsequently, it was closed, and the premises began to be leased to various industries. The site is located near the eastern slope of the Cathedral Mountain, in the very center of the city, but the territory of the plant is closed and not attractive for both locals and tourists.

The project involves the creation of a sports complex with a swimming pool and a restaurant and hotel complex. Two former residential buildings of the 19th century are preserved on the site, they will house the administration, the former production building of the plant, where a hotel and restaurant are being designed, as well as the chapel of the Tikhvin Mother of God. Next to the chapel, a park is supposed to be filled with sports activities, smoothly flowing into the public embankment connecting all four sections.

The projected territory is located on the site of a secondary school, Progress plant and the Nara river embankment.

The school opens onto Voroshilov Street; it was founded in 1938. The building consists of two buildings: an old one with a historically valuable facade and a new stylized one. It has 284 students and 23 classes. Education takes place from the first to the tenth grade, and you can also get specialized vocational education at the school. It was also revealed that there are 231 students living in Serpukhov, and the remaining 253 come from nearby cities and towns. After visiting the school, a number of problems were identified: it is cramped, small classrooms, wooden floors in the old building, which have long been inadequate for fire safety, major repairs have long destroyed the beauty of the old interiors, there is not enough space for walking, outdoor activities, or, conversely, a quiet place where children could study after school.

The school is located next to the waterfront. The school grounds and the river are separated from each other by the abandoned buildings of the long-out-of-work Progress plant, which house car washes, which is why the river is overgrown with trees and grass and has become an almost impenetrable forest, and as a result, children have nowhere to walk during the big break.

The goal of the project is to make the school space lively and enjoyable, to create an educational cluster with a favorable environment for children and adolescents.

How? To demolish the abandoned industry at the projected site. To create a favorable environment for the education and recreation of children on the territory of the school and industrial area. To complete the buildings that will contain functions that are lacking in the existing school. Create a favorable environment, unite the territory of the school, park, sports facilities and the embankment, create a single zone that will contain everything you need for education and recreation.

City Hospital. Semashko / Rehabilitation Center

In the process of analyzing the historical part of the city of Serpukhov, a large area near the main square of the city was identified, in need of structural renewal. The Semashko City Hospital is located on this territory.

An analysis of the state of the city hospital showed that the city's hospital fund needs to re-systematize this institution.

The usual method in such cases is to move the hospital to the outskirts of the city, but due to the status of the historically established hospital and the small volume of the city's medical and health fund, it was decided to update the structure of the hospital, increase its capacity, and provide a modern approach to the use of the existing fund of facilities.

In the project, dilapidated and discordant buildings have been removed from the territory. The technical load of the old buildings was reduced and transferred to the new hospital and polyclinic building. The area of greenery has been increased due to complex areas, the courtyard of the new building, unique recreation areas for patients, both in the fresh air and inside the buildings, are planned.
