Residential quarter 1147 was built by Shater Development on Malomoskovskaya Street, between the two largest parks in the capital. From the east, only half a kilometer from the new complex, there is the border of Sokolniki Park, smoothly turning into the huge forest area of Losiny Island. The park ensemble of VDNKh is located in the west. The remoteness from major highways is an absolute plus, of the nearest - only Prospect Mira, and that one is at a distance of 500 m. At the same time, transport accessibility is excellent: Prospect Mira provides a direct connection with the third transport ring and the city center, and a ten-minute walk from the Alekseevskaya metro station and VDNKh.

The site is also advantageous from the point of view of the environment: ZhK 1147 is located just on the border between the calm "post-Stalin" area and the territory of active modern construction in the area of former industrial zones closer to Sokolniki. He, in fact, marks this border with himself. A comfortable environment north of Malomoskovskaya Street is formed by blocks of brick five-story buildings with green courtyards, alternating with boulevards. Panel nine-storey buildings and 14-storey towers mark the landmarks of the streets, schools and kindergartens form spatial pauses. The area is old, the infrastructure: shopping, educational, medical, is quite developed (the house successfully complements it).

Lime , designed by the same architects in 2009; its construction is close to completion, but it is still ongoing, and ZhK 1147, which began later - in 2014, has already been commissioned. Its architecture responds to the location of the complex on the border with the old brick quarters, although it significantly increases the height of the building front.

Eighteen residential sections are lined up along the perimeter of the site, forming a closed loop with one gap in the southwest corner, where the built-in kindergarten is located. The accessibility of the courtyard for residents and special equipment is provided by several arches in the perimeter of the building, and the closed contour enhances the feeling of the privacy of the courtyard, accessible only to residents and, of course, closed to private cars. Improvement along the outer contour of the house "works" for the city.

The height of the sections varies from 22 to 9 floors, and the architects deliberately accentuated the different heights of the volumes, trying to turn the complex into a kind of small town, made up of vertical “houses” of different shades. Many projections help to revive the plastic; they subordinate the facades to the rhythmic alternation of ledges and ledges. Four sections from the Malomoskovskaya side are folded into a zigzag wave, whose plan is a bit reminiscent of the neighboring Lime house - when viewed from this point of view, it seems that the house “sprouts” and unfolds before our eyes like a plate screen. Moreover, the volume in the north-western corner, which is closest to the avenue, is small - 12-storey - and echoes in scale with the Soviet brick tower across the street.

So, the authors purposefully split the front of the sections, showing its multi-composition, but with no less consistency they also emphasize the integrity of the complex: both with the help of materials and a palette of natural shades, and due to the alternation of plastic and rhythmic techniques. Three main themes can be distinguished: a light façade made of clinker tiles, a motley brick façade, and a smooth matte façade made of ceramic panels. The same regularity of repetition is noticeable in the proportions of buildings. The strict grid of window openings temporarily gives way to solid stained-glass glazing and thin verticals of ceramic panels imitating the texture of wood, and then again clearly manifests itself on the facades.

The overall warm range is dominated by natural shades of brown, woody, milky white, caramel and graphite. Against this background, the contrast of materials is clearly manifested - from smooth to textured, from fine-grained to emphatically enlarged.

There are two subtle, seemingly insignificant details in this variety of plots, but it is they that largely determine the nature of architecture. The first one is openwork-lace metal baskets for air conditioners, made according to the author's project ADM. The second is the design of the first floors in a unified manner. Their decoration is dominated by large-format ceramic panels - with a cozy and warm wood texture, with or without a pattern, deaf and perforated.

The ADM team assigns a special role to the shaping of space on a human scale. In their projects, as a rule, much attention is paid to the first floors, entrance lobbies and landscaping of adjacent territories. The residential area on Malomoskovskaya Street is no exception. On the territory of the yard, on the roof of the underground parking, there is a landscape park with large-sized trees and geoplastics. Where pines are planted - trees with deep roots - the ceiling of the parking lot is pointwise lowered by almost a meter. Some of the embankments and hills above are arranged over the entrances to the ramps, as well as on the roofs of other structures.

Under one of these green slopes with beveled skylights, there is a fitness center and a 25-meter swimming pool. In winter, its exploited roof transforms into a large snow slide. The pedestrian paths are separated by greenery from the bike and jogging paths. Hills, lawns, and coniferous and deciduous trees planted on them zone the space, creating secluded nooks for relaxation and reading books next to playgrounds for children to play and exercise. At the same time, no one here interferes with each other.

The ground floors are occupied by spacious entrance lobbies and retail. Premises of cafes and shops have autonomous entrances from the street. The complex presents a standard set of apartments with well-thought-out rational layouts - I must say that by the time the residential quarter was commissioned in 2019, all apartments were sold out. This can be explained both by the location in a sought-after and developed area next to two metro stations, and by the many amenities that are offered here to residents: from kindergarten, fitness, retail on the ground floors and a courtyard closed from cars - to carefully drawn, detailed facades, whose varied texture is built on natural shades and natural materials.
