The construction will be located in the new HafenCity, opposite the Marco Polo residential tower and the Unilever headquarters, built by Behnisch Architekten. Its composition is symmetrical to these buildings and consists of a high 14-storey volume and the main 7-storey part.
Mayer's project was selected as a result of a closed competition held in two stages. The rivals of the American architect were Zaha Hadid and Norman Foster.
In addition to the Engel & Völkers headquarters, the building will house rented and privately owned apartments, residential and office lofts. In the lower part there will be an educational center, cafes and shops, a gallery.
The elements of the program, available to all, will be united by the space of the covered atrium, the sculptural roof of which on one side turns into a "cone" that rises to the level of the 7th floor. Through it, sunlight enters the atrium, vertical communications are also arranged there. The roof of the atrium serves as the "bottom" of the courtyard.
