The architects of the company "Sergey Kiselyov & Partners" know the right bank of the river opposite the City: one of the brightest projects of the bureau, developed in 2007-2008, was the two towers of the former "Mirax Plaza", familiar to everyone who drives along the Third Ring past the City to the side Luzhnikov. The SK&P portfolio also includes a project for a residential complex on the territory of the 1 MPZ instrument-making plant, now the Atlant business center. Having once again analyzed the familiar surroundings of the business center, the ideas of the competition for the concept of development of riverside territories and the prospects for the emergence of high-rise neighbors, the architects proposed a project for the territory of Filikrovli called "house-embankment".

The project differs from the proposals of all other bidders in that the lower floors of a high-rise residential complex are united in a long zigzag extending from the Fili metro station, the future TPU, towards the side where the eastern corner of the site goes to the river. Along the house, from the river, its northern side, the architects laid a pedestrian boulevard - 650 meters, it stretches along cafes and shops, which were planned to be given the first floor; then the promenade continues, going beyond the boundaries of the designated residential area - along the green bank of the river, coming to the pedestrian zone "Mirax Plaza" leading to the entrance to the metro station "Kutuzovskaya". Having thus connected two of their projects with a small square, instead of an industrial zone, a territory closed by definition, the architects proposed not just a residential complex, but a new urban axis designed for a transit stream that would feed the shops of the high first floor, turning the public space of the new residential complex into fundamentally urban, lively and open-ended. I would like to call it a "pedestrian backup" of Kutuzovsky Prospekt: with a total length of about 1.5 km, that is, a 15-20 minute walk from one metro station to another.

At the same time, the shape of the house, assembled along one spectacular stroke, is not only subordinated to the line of the boulevard, it also has a number of advantages of its own. First of all, the house turned out to be compact, unlike other possible layout options, it least of all fits to the edges of the site - and the edges here, as we remember, are outlined on both sides by metro and railway lines with their sanitary zones, which it is better not to get too close to. … On the other hand, the zigzag, striving for an optimally "assembled" shape, neatly divided the site into two similar triangles: the north-east, closer to the river, went to the kindergarten, and the south-west - to the school.

But the house is not just a zigzag, reminiscent of the houses-stars, waves or rings of the 1970s. It is also a vertical city that changes as it grows in height. The ground floor is high, five meters high, and it is cut through by nine “arches” - passages, allowing almost at any moment to go from one side of the house-wall to the other. The sections are arranged often and tightly, combining 3-4 apartments, and the aisles, respectively, cut them into groups from one to three. It turns out quite often: it is even easier to cross a house than the average quarterly development of a city center, it is more open. For a snake house, this kind of permeability is important: we all remember the multi-section plates of the 1970s, sparingly cut through one passage in the middle. This is not at all the case here; it turns out even vaguely similar to a caterpillar on thick "legs" - the effect of "legs", moreover, is emphasized by a multitude of wooden verticals that adorn the glass of the facades of the first floor, which has been pushed a little deeper under the console. Given to shops and accompanied by a promenade on the north side, the basement acquires the features of a passage: one could walk along it, from time to time going somewhere; maybe even flutter along a winding line, moving first to one side, then to the other. Such a space, not even completely urban, but more like the arrangement of a modern marina - a place by definition laid-back, albeit not cheap - it would be quite appropriate by the river and would even give this section of it the specific flavor of a small port.

The next seven residential floors and the eighth technical one, on the contrary, represent a solid form, lined with regular stripes with thin light gray horizontals and lively with asymmetric verticals, behind which, in addition to windows, are hidden many deep glazed loggias. On the one hand, this is a version of a horizontal skyscraper, one of the most important fixes of the 20th century. On the other hand, a curved beam house falls into the classic nine-story scale - not a six-story one, of course, but one that in Moscow has long been considered relatively low and comfortable for perception. It is important that this is the average scale of the neighboring Stalinist houses; there are no such houses very close, but Kutuzovsky Prospekt and its immediate surroundings consist of houses with a height of 9-12 floors.

The fun part, however, starts above. On the roof of the 9-storey beam house, the architects arrange another promenade, a private space for the residents of the house. As we remember, its length is about 650 m, which is quite impressive. In the project, full-sized trees and squares are built on the roof of the ninth technical floor - almost like in Singapore. The "park layer" on the roof of the ninth floor is as open as possible. From here, from a 32-meter height, there could be good views of the City River and its surroundings. Here, on the impressive concrete legs that belong to the common frame of the building, five more houses rest, already separate: four plates, one tower, 12 to 19 stories high - the top mark is the highest, the central plate reaches the permitted 100 meters. All concrete "legs" of the frame are open, freeing up space under the house for walking; an exception is made only for staircase and elevator nodes, covered with glass walls.

In contrast to the “snake”, the foundations of the houses on it are varied within a reasonable framework: they change the color and rhythm of the facades, imitating the diversity of urban development. Two end plates hang in the air as consoles, small on the scale of a house, and quite impressive on a human scale. Further, the houses vary in proportions and pattern, forming large hatching at the top, which unexpectedly echoes the broken line of the “legs” sections below. However, accepting a variety of solutions is now extremely popular: “Western Port” is being designed by three architectural bureaus in search of several solutions; the solution of the Ostozhenka residential complex on the territory of the Flour Mill also includes a variety of options. In the SK&P project, it is rather interesting that the architects, having split the top according to current trends, put it on a large "rail" of solid form - this is now less common than overgrown quarters. Why the project looks almost declaratively modernist, I even want to say - clean from the annoying conjuncture of frames and brackets; he plays by the large-scale rules developed in the 20th and early 21st centuries - easily showing that they are not at all obsolete.
