WERK12 is located in the Werksviertel-Mitte district, on the site of a potato processing factory, but it is a completely new building and not a renovation of the workshop. However, the aesthetics of "prom" were fully manifested in the project: a clearly legible structure, concrete and glass as the main materials.
Terraces 3.25 m wide and staircases wrap around the building outside, freeing up space inside. This decision is reminiscent of
the Netherlands Pavilion at Expo 2000 in Hanover, an early work by MVRDV. In Munich, however, this external circulation system is supplemented by five-meter interjections from the Donald Duck comics in German translation: they are the work of local artists Christian Engelmann and Beate Engl. This "decor" is a reference to the graffiti that covered this abandoned industrial area near the Munich-East station before its reconstruction. It's also a sign that the building isn't taking itself too seriously, says Jacob van Reiss, partner in charge of the project and co-founder of MVRDV.
The first floor of WERK12 is occupied by restaurants and bars, a fitness club is located above (one of its three levels is reserved for a swimming pool), and at the very top are the offices of Audi Business Innovations. The glazing of the facades allows you to admire the views of the city center, and the ceiling height of 5.5 m allows you to easily change the function of the building and its parts depending on the market conditions: for example, add mezzanine levels.
