Housing is an extremely popular topic now, if only because it is mainly built and sold around it. Meanwhile, the typology of housing in Russia is not only not diverse and does not develop, but is even confined within a very narrow framework defined by marketing requirements and sales prospects. Previously, restrictions arose due to the capabilities of the Soviet DSK and the need to build a lot and cheaply. Now the need (a lot and cheap), in general, has not changed, but the motivation has changed: instead of five-year plans, there are the plans of marketers. There is a lot of housing being built, but on the whole it is rather the same.

In the meantime, the world is undergoing processes associated with a change in lifestyle and, as a result, housing. Renting and coliving is becoming more and more popular, the attitude to housing as a set of services and a service, and not a concrete "piggy bank" or a means of ensuring confidence in the future. Now there are quite a few coworking spaces in Moscow, the modern theme of coliving is also developing - recall the project CO_Loft of architects DNK ag or, on the other hand, the victory of the Russian bureau AI-architects in the recent Chinese competition for a network of coliving - but still, given the rigidity of the Russian housing market not too active.

The theme of the competition is rather broad: the house of the future, implying reflection on the fate of living spaces in general. However, a little clarification - today - takes it to a new level. The jury was tasked with assessing, among other things, the feasibility of ideas and the real efforts of the authors to implement the proposals. So some of the winning projects even offer development schemes for real projects. According to the participants of the competition, presenting their projects at Arch Moscow, they were able to find potential investors and partners, so it is possible that we will soon have our own "blah blah" coliving, they are communes, but not forced, as in some examples 1920s, and friendly, because the teams will be selected according to flexible modern principles. And also saturated with services, from cafes to coworking spaces. We are publishing four winning projects.

Coliving: a new format of housing

The objective of the project is to interactively study the preferences of possible coliving inhabitants in a questionnaire, which can then be used to equip different types of coliving based on the views of their potential inhabitants. At the exhibition, the questionnaire was presented in the form of a tablet-disk, where preferences were indicated by yellow circles. They were constantly photographed and then the booth was updated. The questionnaire can be filled out on the Internet, and the authors promise to share the results in December.

Flatris

Shamsudin Kerimov emphasizes one feature of the avant-garde's experiments with the typology of housing - the ability of multi-tiered cells to fold into volumetric Tetris. Idea and named accordingly: Flatris. The author operates with 14 types of bunk apartments, easily folding them into various volumes and clearly demonstrating the variety that arises as a result.

The project clearly demonstrates the beauty of volumetric solutions, making one feel nostalgic about the search for the Construction Committee Section, of which only six built houses remain in the USSR; Needless to say, in Europe and the United States, the variety of typologies and layouts is greater, and bunk apartments are more common. But the project does not offer methods of implementation, it is not surprising that it was noted for its submission, which is really very bright. Especially if you play "cubes".

Accommodation as a service

Archimatika compares life to travel, and an apartment to a suitcase (their installation at the exhibition was a tower of suitcases). The likelihood or need to change housing occurs on average every two years - the authors calculate. Instead of offering rental housing, they are proposing a new system of home ownership, akin to Manhattan's "permanent hotel" described by Rem Koolhaas - rent as a share-based leasing system. A variety of layouts is provided by the PRO-apartment system developed by architects, and square meters are considered not as real estate, but as shares within the system: they can be rented out and made a profit, or you can buy new ones within the system and move to a large apartment in another place without fussing with the purchase and sale of specific real estate. The sentence is shown in the form of a girl's life story with the words “you graduated from college and got a job,” including marriage, children, and moving to Paris with her husband.

The obvious advantage of the project is that it combines the ready-made and even tested by several implementations of the development of the bureau - PRO apartment, and the new idea of "corporatization of apartments". meanwhile, the advantage of the proposed system is the view of housing as a service and the idea of the existence of some kind of organization that manages promotions and housing changes. The downside is that such an organization must be very large and have many shareholders, as a result, it will probably be difficult for it to start. Meanwhile, analogs of such apart-hotels are known in the world: as a rule, the matter is limited to the fact that the managers rent out resort apartments at a time when they are not occupied by the owners. But we're talking about the future.

A project of a consortium of three participants: sapiens.media, who developed the intribe.me media project, available in beta version and allowing each visitor to take a survey and not only choose where to live, but also choose “their tribe” - people close in interests and beliefs and preferences with which you can determine the functionality of public spaces and shape the architecture of the house, starting with a virtual network. Two other participants: bureau GAFA (initiators of the competition) and ATOM ha, offered options for the plastic and compositional embodiment of the idea - housing options for the "tribe". Thus, here you can also go through the survey, but not in the google.forms file, but on the site.

Obviously, this project is in many ways consonant with the proposal of IND architects - they are similar as options for parallel thinking: both offer audience analysis and subsequent design based on the results. In this project, the survey system is better developed, the emphasis is on the analogue of social networks; in the IND project is distinguished by better, more concentrated, goal-setting, its goal is closer: coliving, and the practice of sharing as such and the experience of coliving in the world becomes an analogue. Here, the range is wider and, as a result, more blurred, but housing will be looking for an already formed community, which is not excluded that it will be able to become a customer or look for an investor. Both projects were looking, and according to the authors, successfully, partners and investors in Arch Moscow.
