The Unit. City Innovation Park, the first such site for Kiev, is being built on the territory of a former motorcycle factory, 20 minutes from the city center. It should become something like an ecosystem in which a special infrastructure helps the community of like-minded entrepreneurs. Companies that are engaged in, for example, augmented reality, cybersecurity or environmental technologies, gather at one site; various schools and accelerators, laboratories, conference rooms, and regular thematic events are at their service.
The masterplan for Unit. City was prepared by the Polish bureau APA: the cluster is divided into zones "business", "innovation", "education" and "life", which allows you to work and have a good rest without leaving its limits. To date, an IT school and three office buildings have been built, in which 108 residents have settled. More than half of them have already launched joint projects - the system is working.
By 2025, almost half of the territory will be occupied by the residential quarters of the Unit. Home complex: the design is carried out by the Archimatika company, which is very close in spirit to this place - parametrism, energy saving and synergy are part of the daily work process for it. The principles for housing were laid down the same as for the entire Innopark, complicating the task with a criterion that seems to be of a completely different kind: housing should, first of all, be comfortable.
Unit. Home consists of seven blocks and two separate buildings. The height is humane - only six to eight floors, but each block has an accent tower of serious 20-22 floors. To solve the problem of "comfort / innovation", after going through a dozen options, we settled on an expressive plastic technique: each room, while Archimatika has them
are not the same, - this is a separate cell, a unit, which is easy to read on the facade due to protrusions and depressions of different sizes.
The irregular structure will be emphasized by light cladding and panoramic floor-to-ceiling windows with thin dark imposts - nothing superfluous, and the greenery planted on numerous terraces and balconies will add brightness. The found image conveys the energy of the place in the best possible way: here there is a geometric order, and a little spontaneity, individuality and community, openness to the world.

The first floors of the buildings are reserved for commercial premises, which should save residents' time: they do not need to travel outside the block to eat, go to the doctor, take a child or relax. In addition to the usual infrastructure set, there is also a skate park, a digital library, an art gallery, barbecue areas, an amphitheater and a hotel. The environment is barrier-free and adapted to the needs of people with limited mobility - for example, buttons are conveniently located, corridors and ramps are expanded. Parking spaces are hidden underground, every tenth is equipped with a charger for electric cars, there are points for bicycles.

The SMART Lightening System adapts lighting to the time of day and weather conditions. Terraced greenery is not just a beautiful concept: watering and drainage are built into the building's infrastructure. BMS - an automated building management system - monitors breakdowns: if a pipe suddenly starts leaking, the water supply will be blocked and no one will flood. And the SMART Home monitoring system shows residents the consumption of heat, water and electricity through an application in a smartphone - you can compare, for example, how much water is spent on the shower and bathroom, and draw conclusions. At the same time, the management company also has the ability to respond to atypical behavior at home: if too much energy is consumed somewhere, they send a droid for check - the latter, of course, is a joke, but such housekeeping really seems fantastic. Thanks to smart technologies, residents will be able to save up to 25% on utility costs.
The security system is another reason to be surprised. There will be no fences on the territory of the cluster, only innovative technologies: a system for recognizing faces, license plates and atypical behavior, as well as patrol drones and panic buttons. High-speed Internet will be protected from cyberattacks and natural disasters.

And the reputation of Archimatika leaves no doubt that this is exactly how it will turn out. And in a new environment, maybe a new person will grow up.
