Apartment building on Barochnaya street

The site is notable for the fact that it houses the constructivist Levashovsky bakery of the early 1930s - a regional architectural monument. The bakery is located inside a triangular section of 1.4 hectares between Levashovsky Prospekt, Bolshaya Zelenina and Barochnaya Streets. The shape of the building, based on a combination of cylinders cut into each other, is due to the new industrial technology of baking for its time and was developed by engineer G. P. Marsakov. In 2012, this area became the subject of a competition in which the workshop "Vitruvius and Sons" won. However, the project was not implemented; the customer has changed.
In the presented sketch, small rectangular buildings from 23 to 33 meters in height, located in a common underground parking, are grouped around the main attraction - the bakery building, contrasting with its rounded shape. Only two houses directly face the red line, supporting the rather chaotic front of the existing development of Levashovsky Prospekt and Barochnaya. As for Bolshaya Zelenina Street, protected tree plantations run along its red line; in addition, one of the project's tasks was to maximize the building of the bakery.
As Felix Buyanov noted, the project lacks "flirting with the monument", as well as "mimicry with the surrounding buildings." By the way, the project that won the 2012 competition was just “flirting” with the monument, since the authors took the cylinder as the main module of the new LCD. The current complex is conceived as a contrasting "backstage" to the bakery. In addition, the somewhat chaotic, "chess-like" heap of different-sized buildings is more in keeping with the spirit of St. Petersburg courtyards than free-standing cylinders. The general style, as noted by Evgeny Gerasimov, appeals to the late constructivism of the 1930s and is not alien to some "excesses", forming the appearance of buildings of a high price segment. The general tone of the discussion was approving; private remarks mainly concerned the height of the buildings facing Levashovsky Prospekt and Bolshaya Zelenina Street. It was proposed to lower them a little, although the altitude standards were not violated by the authors. In general, the city council liked the sketch.
Hotel on Stachek Avenue

The consideration included deviations from the limiting parameters in terms of height up to sixty-five meters with a permitted forty-two.
The site is located in an openly depressed area opposite the Kirov plant. In the midst of wastelands and abandoned unfinished projects, a lonely high-rise building of a 2-star hotel with a total area of 16,000 m2 should appear2… At the same time, its longest facades turn out to be deaf (the “pixel” drawing only imitates windows) due to the potential proximity of future buildings.
As the reviewer Mikhail Sarri noted, the development of such zones should begin with a territorial planning project, from general to specific, while in this case everything happens the other way around: the PPT is not approved, and the architectural and urban planning appearance of the hotel is already submitted for consideration by the city council, and even with an excess altitude. The situation is almost curious, but in fact it is very sad. Among the members of the city council, calls were heard to restore order on the territory with a firm hand, to which the chief architect Vladimir Grigoriev noted that the KGA did not have enough effective tools for this. There were also more private remarks about the structure of the hotel, which consists of 500 single rooms with an area of 15-18 m2… According to the author of the project, Grigory Ivanov, they can be combined in two, but in this case the area of a double room will be more than 30 m2, which does not correspond to the declared category of two stars.
In view of the above, the issue of exceeding the altitude regulation was not seriously discussed. Vladimir Grigoriev intends to return to the consideration of the sketch after the presentation of the PPT. ***
Hotel complex on Bolshevikov Avenue

The consideration also included a deviation from altitude parameters by 15 meters.
The project was submitted for discussion as a matter of urgency, without a reviewer and only on two tablets. The authors presented a familiar composition in the shape of the letter "Ш", with vertical protrusions of the transverse bodies. Building with a total area of 100,000 m2 adjacent to the railway, and it was the question of the ratio of the site with the sanitary zone that became the main subject of discussion. According to Sergei Oreshkin, a project for adjusting the sanitary protection zone is currently being developed. As for the excess of the height regulation from 60 to 75 meters, no one objected to this question, and even on the contrary: Mikhail Kondiain unexpectedly proposed to raise the building by another ten meters, since this territory, in his opinion, needs dominants, and Bolshevikov Avenue makes a smooth turn here. Indeed, the modern buildings of the historic Veselyi settlement in no way correspond to its name and does not differ in harmony.
Towards the end, two similar issues were discussed about the possibility of placing free-standing cellular supports. Until now, operators have made do with rooftop antennas, but advances in technology require new equipment. The first was the chief engineer of the project Georgy Vinogradov, the second - the general director of Link Development LLC Alexey Kuznetsov.
This topic is completely new for the city council, so the experts were at a loss as to the type of new structures and the expediency of their appearance. As a summary, the intention of the operators was not to put the towers in the historical center, but to coordinate each one separately in the sleeping areas.
