This project is an answer to the urgent question for Moscow of the integrated development of territories adjacent to the largest highways of the city. It is no secret that the same Moscow Ring Road has been built up haphazardly for many years and without any concern for the appearance of growing objects. And only a few years ago it became obvious that the lands of the Moscow ring road are, firstly, one of the last free building plots in the city, and secondly, they are worthy of a striking architectural solution, especially at intersections with significant radial directions.

Of course, not every intersection should be interpreted as a front entrance gate to Moscow and decorated with a triumphal arch, but as a place of attraction for all sorts of activities - definitely. Therefore, multifunctional complexes at such points are the most suitable solution, and the owner of this site - 17 hectares at the intersection of the Moscow Ring Road and Lykovsky Proezd - DS Development LLC, understood this perfectly. In November last year, the developer held a closed competition for the best development project for the territory, limited on one side of the Moscow Ring Road, on the other - the already mentioned Lykovsky Passage, a tram depot and an inexpressive forest belt. For a long time, Vissarionov's AMP project was considered the leader of the competition and was even discussed with the customer as the final version, but, in the end, gave way to another idea. However, as a concept, it continues to exist and is worthy of attention.

The compositional solution of the complex is formed by two key factors: the customer's desire to build up the resulting plot as tightly as possible and the proximity to the highway that does not subside day or night. On the one hand, this has led to the creation of high-rise buildings, on the other, objects that are as closed as possible from the road. And if the facades of the 30-storey office towers, which have a complex wave-like shape, were supposed to be made of glass (their decent "growth" was supposed to partially equalize the ecological imbalance inherent in the highway), then the shopping and entertainment complex, located on the same level with the Moscow Ring Road, was supposed to be made of glass. shielded "as reliably as possible. In those places where the center is close to the motorway, its sail-like roof descends to the very ground - the association with a blanket that a caring mother sticks under each barrel of her child suggests itself. The complex also includes a business park, whose four buildings surround an open multi-storey parking lot with an exploited roof, and arched buildings of the hotel and aparthotel, between which the glazed volume of the conference center is embedded.

In general, the complex is interpreted by the architects as a “city within a city”, clearly divided into residential, commercial and office quarters. And since no city can do without its own engineering and transport infrastructure, here the issues of the road network are thought out in the most careful way. At the same time, the architects deliberately did not reinvent the wheel: the transport infrastructure of the complex echoes the complex interchange of the Moscow Ring Road existing in this place, which made it possible to create routes most convenient for the visitors of the complex. Entrances to the development area are provided on both sides of the Moscow Ring Road, as well as from the side of Zvenigorodsky Prospekt - the second powerful transport artery passing in the immediate vicinity of the site. At the same time, logistically, each functional area of the complex is able to exist independently of its neighbors: in order to avoid possible congestion, arrivals and exits are designed in each quarter of the "mini-city".

Without a doubt, from the planning and infrastructural points of view, this project deserves the highest praise. At the same time, its constituent objects are so diverse in their volumes and shapes that they evoke a feeling of stylistic diversity. This is a rich collection of ideas, a collection of archetypes - objects that can be built in the vicinity of the highway and become its organic addition.
