The site intended for the construction of a residential complex with a public and business center is located near the village of Obushkovo, Istra District, Moscow Region, on the left bank of the Belyana River. The area of the site is 37.045 hectares. On the northern side, the site is bounded by a forest, on the north-eastern side - by the M-9 Baltic highway, which is fifty meters from its border, and on the southern, south-western and western sides - by the Belyana River.
The territory of the residential complex is divided into two main parts: the territory of block development and the territory with detached apartment buildings, which in turn are subdivided into clusters - "subzones" depending on the category of housing: from privileged to economy. All buildings do not exceed seven floors. The basic principle for the construction of all residential areas in all categories is the creation of residential groups with common courtyard spaces of different sizes, whether it be front gardens on the ground floor level, extensive loggias or public terraces.
All residential "sub-zones" are separated by boulevards. The proposed organization of the transport network maximizes the separation of cars and pedestrians. For example, the routing of local driveways almost does not affect the courtyards of residential groups. The system of pedestrian bridges-crossings connects the public and business center with the flanking parking garages on the second level. On ramps and stairs, you can go down either to the boulevard or to residential micro-blocks. Within the water protection zone, a green massif with walking alleys, playgrounds and recreation areas is being formed.
Differentiation of housing depends on the location and type of building. Privileged with an increased level of comfort "class A" is located in the western part of the site. There are two types of detached residential buildings. Some have a variable number of storeys (from 4 to 7 floors), where the roof of the previous floor is the terrace of the next one. These houses with large two-room apartments (up to 80 m2) are finished with light stone and dark wood paneling. Others, with light-colored facades, are equipped with individual terraces only on the last seventh floor. The underground parking lots of the territory of cluster "A" are disguised as green hills.
Housing "class B" is located on the north and south sides. This cluster includes houses with two and one bedroom apartments. The last floors of the buildings are equipped with a large terrace, but not for individual, but for public use. Since the buildings of cluster "B" are located on two opposite edges of the complex, their finishing contrasts spectacularly: in the northern part - dark narrow brick and light stone, and in the southern part - light brick and dark blue plasticized plaster.
In the central zone of the site there is a cluster of "class C" with mainly one-room and two-room apartments. The broken front of the block buildings and variable number of storeys break the monotony of the traditional urban development with a "solid facade".
