The project of an apartment building was developed by Polina Korochkova, a fourth-year student of the department "Prom" of Moscow Architectural Institute. In the same spring semester, Polina worked on a planning project based on the example of one of the microdistricts of Yuzhny Chertanov. The next topic was a residential building - a city-forming dominant for the same microdistrict.

However, the link to the locality in this case is conditional - teachers Polina, Vsevolod Medvedev, Zurab Basaria and Mikhail Kanunnikov from the Fourth Dimension architectural bureau are sure that such an approach - revitalizing a typical microdistrict with a house of individual architecture - is capable of transforming almost any environment - Chertanovo, Biryulyovo, Butovo … The architects are convinced that the modernization of panel series cannot produce an effect comparable in strength to the influence of the author's architecture that can saturate the city visually and emotionally.

But the most interesting thing is that the teachers, having highly appreciated the project of the 4th year student of the Moscow Architectural Institute, soon after the start of work began to think about its possible implementation. “We liked the proposal very much during the development process,” recalls Vsevolod Medvedev. - Therefore, we have been attentive to the details, brought the project to the level of maximum realism. We even attracted our designers and subcontractors to make the correct and realizable construct. " According to Medvedev, students are often accused of inability to truly design, the excessive fantasy of ideas and their disconnection from reality. That is why this work is deliberately done logically and even a little oversimplified: a standard column pitch, a transparent and clear constructive scheme, familiar and "almost exemplary" apartment layouts. The customer was found almost immediately - a large developer, massively developing the territory of New Moscow.

Two narrow residential towers, connected by a glazed staircase and elevator junction, grow out of a vast patch of underground parking, on the roof of which there are several low volumes: a cinema, shops and other "public functions." At the level of the second floor, they are united with residential buildings and with each other by a broken line of a visor that protects from bad weather and forms transition routes. The luxurious stylobate part, however, is designed approximately as part of a study assignment; it can be recycled as you like, or even removed to "plant" the house on another site - says Vsevolod Medvedev.

The main thing is the towers. They are unlike each other both inside and outside. One is a gallery building, where small one-room pencil cases (40-50 m2, on average 3.8 x 8 m) adjoin at an angle of 60 degrees to a short corridor passing from the side of the elevator hub. These are studios for singles and young families: a bathroom by the door, a bed a little further in the twilight; closer to the light is a mini-kitchen-living room and, finally, a balcony. The outer wall, the only light source, is all glass. "Pencil cases" of apartments are taken out at different lengths and look like unevenly pulled out drawers of some library filing cabinet. Outside, the “boxes” are designed in different colors - they are white, gray and black, which enhances the effect of a volumetric set and may even remind of some swallow's nests or sea shells, in abundance adhered to the vertical wall.

The second tower is for apartments over one hundred meters (129 and 133 m2) and a more familiar typology. They are inscribed in a laconic glass volume with a rhombic plan, for the decoration of which it is proposed to use a curtain facade made of mirrored glass, enriching the austere image with countless reflections.

“The success of the project, as it seems to me, lies in the fact that it was possible to guess the requirements of the market,” comments Vsevolod Medvedev.- Many modular houses are being built in the world, but in our country they often remain on paper, and if we manage to implement our plans, it will be, albeit a small, step towards changing the situation. Nobody, of course, is talking about the massive construction of such houses, but as an experiment it is quite possible. And we are certainly flattered that we are talking about a student project. By his example, we hope to prove that the efforts of teachers and students can create quite real and high-quality projects."

However, negotiations on implementation are still in progress. It will be possible to applaud the author and teachers with complete confidence when it comes to the construction site.
