The private residential building Cross, designed by Maxim Lyubetsky, will be built in Sochi in 2018. The customers, a married couple with two children, turned to the architect with a request to plan and build a house for their family's permanent residence on a small private territory stretched along the road.

It turned out that the building with a total area of about 250 m2 would occupy almost the entire site, and the future owners wanted to be able to spend significant time outdoors, and not indoors, which is, of course, the Sochi climate. And Maxim Lyubetsky managed to find a successful architectural solution. The house will indeed occupy almost the entire territory permitted for development - it will partly repeat the elongated shape of the site. Huge floor-to-ceiling windows let in plenty of natural light. Only the windows in the corridor will be narrow, and the end facades facing the neighboring houses will be deaf. Opposite walls will be glazed in the living room, and the street will become a natural visual continuation of the interior. However, direct sunlight will not bring discomfort and heat here - the windows will be "buried" inside the facade.

The difference in relief on the site is 3.5 meters, and this feature influenced the layout. The exploited basement floor is located only under a part of the house - the architect suggested that the customers organize a sports hall here. The main entrance is located on the ground floor level, in the center of the main façade. The public area traditionally combines the living room, dining room and kitchen. The private part contains two children's rooms, a guest bedroom and a bathroom. The premises of the second floor, intended for the owners of the house, are much smaller in size. According to the plan, opposite the stairs there will be an office and a dressing room, in the back there will be a master bedroom and a bathroom. However, the small area is an illusion. Instead of premises under the roof at the level of the second floor, the author of the project planned huge terraces - 84 m2 and 100 m2, which in fact will become a continuation of the interiors and compensate for the lack of space on the site.

At the first glance at the project of Maxim Lyubetsky, it will seem that it is made in the tradition of "solid" minimalism. But simple forms, lack of decor, large windows and terraces are a fairly typical solution for private buildings in a southern climate. Before us is not only a minimalist building in the classical sense of the style, but partly a modern interpretation of one of the types of a traditional Sochi house.
