In 2015, the construction of the new headquarters of the Japanese corporation Mitsubishi Electric was completed in Ratingen. The concept was developed by the Kresings bureau. Since one of the main conditions of the customer was the obligatory certification of the object according to the LEED system, the authors of the project approached the matter very thoroughly.
Multifunctional complex of 37 thousand sq. m, in addition to offices, includes conference rooms, underground parking, laboratories and production areas. They are all grouped around a connecting corridor with transparent walls. It is like the center of the Mitsubishi Universe, where mini-exhibitions, corporate meetings and conferences take place. And wherever employees are, in this corridor or in offices, they are sure to see one of two stylish gardens on the lower level roof. System engineering, waterproofing and drainage were provided by ZinCo (Germany).
The total area of greenery is almost 4500 sq. m. In addition to landscaped gardens, living sedum roofs were created on the actual roof of the building.
Thorough waterproofing and drainage is the basis for success
A continuous layer of innovative drainage and storage elements with high drainage capacity is mounted on the entire surface over the waterproofing. As part of the roofing cake, they provide:
• optimal moisture accumulation in the inner layer;
• aeration of the roots, that is, their supply with oxygen;
• gradual evaporation of moisture from the lower layers;
• drainage through the internal channels of the system.
Such waterproofing and drainage is a guarantee that green roofs will last for decades, until the end of the complex's operation. In addition, according to the International Roof Planting Association (IGRA), each square meter of these gardens is capable of temporarily holding up to 40 liters of moisture. That is, this building alone can hold 178 cubic meters of rainwater! Is this not a help for the city drainage system?
The office complex received LEED platinum certification. Experts emphasize that ZinCo and its partners in other countries (in Russia - the roofing and landscape company "Tsinko RUS") have developed truly innovative solutions. They are sure that the present and the future are theirs.
