The site is located in the Frunzensky district of St. Petersburg, not far from the intersection of major highways - Slava Avenue and Sofiyskaya Street. This part of the city now looks rather dull: six-lane roads, warehouses and an industrial area hundreds of meters away, a couple of cemeteries and stalagmites of high-rise buildings growing out of wastelands.

However, the quarter, also bounded by Dimitrova and Bukharestskaya streets, inside which the site is located, can be easily compared to an oasis. B about Most of it is occupied by two parks - Internationalists and Heroes-firemen. The second, with a network of ponds formed in the former quarries of a brick factory, should be improved by the end of 2019. The former territory of the Kupchinsky radio center near the Park of Heroes-Firefighters received the status of a zone of green spaces and will not be built up. Perhaps a memorial to the Izhora defensive line, for which the activists stand up, will appear here. In addition, by the end of the year, the Prospekt Slavy metro station is to open on the side of Bukharestskaya Street.

In the interlayer between the parks there are 23 brand new buildings of the Sofia residential complex, one of the largest projects of LSR Group. The multifunctional complex designed by Anatoly Stolyarchuk's workshop closes Sofia and, as far as possible, forms a development front along Sofiyskaya Street.

In fact, the territory allotted for the implementation of the project consists of two adjacent plots: on the first, with an area of 20,950 m2, should accommodate a residential building, hotel and parking, and on the second, five times smaller - 4,050 m2, a kindergarten for 90 places. The first section of a complex shape - two conditional rectangles of different sizes, connected by a broken "isthmus". On the recommendation of the chief architect of the city, Vladimir Grigoriev, the small rectangle was completely given to landscaping and improvement, which made it possible to achieve permeability and communication between the two large parks. In the remaining space, everything else had to be completed. Anatoly Stolyarchuk admits that the configuration of the site, insolation restrictions and the wishes of the customer, who, in particular, categorically refused from underground parking, made the design framework very tight, which, however, at the same time contributed to the emergence of an effective and non-standard solution.

The hotel was made up of two equal-storey buildings, one of which passes almost at right angles through the other "right through", which gives a cruciform plan. A longer building is located along Sofiyskaya Street. The part of the "docking" building protruding from it turns into a giant portal marking the entrance group: it hangs slightly over the street, and the blind end "uncovers" the windows for several floors, becoming a kind of portico. On the theme of the portico, the tops of the building and the gallery of the first floor, where shops, offices and cafes not related to the hotel are planned, respond. This was also the request of the customer - the guests enter the hotel building, take the elevator to the second floor and already here they get to the reception and accommodation area. On the second floor there is also a restaurant, a fitness center, administrative and utility blocks. Some of the premises have access to the roof of the first floor gallery. From the third to the 25th floors - fairly spacious rooms with an average area of 38 m2… The building was designed as a 3 * hotel, - emphasizes Anatoly Stolyarchuk.

The vast planes of the main façade are divided into large four-storey blocks of double windows, alternating with stripes of white and orange, which correspond to the color scheme of Sofia. The last five floors are covered with a white "lattice" of walls, extended to a small parapet of the roof. Such large volumes were made with an eye on the fact that the majority of spectators will perceive the architecture of the complex at speed - from the windows of cars rushing along Sofiyskaya Street.

A glass pause appears at the point where the buildings are “docked” along the entire height of the building. The blind part of the end is made of porcelain stoneware slabs of two shades of brown, imitating "blind" windows. With slight variations, these techniques are repeated on courtyard facades. The height of the building is 83 meters.

The residential building to some extent "mirrors" the hotel: the first floors are also occupied by shops, the facade is divided into large four-storey blocks, the same "lattice" is worn over the last five floors, including from the blind ends. But here more horizontal divisions appear, as well as protruding volumes of balconies of the color of juicy spring greenery, which alternate with the planes of glazed loggias and ordinary windows against the background of a white "substrate".

There are seven apartments on each floor, five of which overlook a small pond and park. The house has no studios at all, the largest apartments are four-room. The house is just below the hotel, it has 23 floors.

Since the customer refused to build underground parking lots, in the previous versions of the project, a four-story garage was located in the courtyard of the hotel, and a stylobate was added to the house. After recommendations

the city council, the house and the hotel were united by a stylobate - under which the parking will be located.

One of the features of the project, which appeared due to numerous restrictions, is not quite right angles of the ends of the residential building and the joining of the hotel buildings. These lines are parallel to the boundaries of the plot, which made it possible to free up space for driveways.

A three-storey kindergarten for 90 kids - a parallelepiped with three small krepovki. Some of the windows are decorated in a checkerboard pattern with orange platbands, which "tie" the garden to the entire complex.
