unfinished building, continuing the building of the leather haberdashery factory. Bebel, opposite which is one of the most famous business spaces in the city, the Nevskaya Ratusha quarter.

The chief architect of the project, Valentin Kogan, spoke about the concept: the building is made up of several monumental volumes, stacked in several tiers, each subsequent one slightly receding from the red line. The ridge height is 33 meters, which corresponds to the height regulations. The system of glass "diffusers" gives depth and play of light and shadow, and in addition, it is combined with the monumental colonnade of the "Nevskaya Town Hall". A building, designed as a block system, can tie the entire surrounding development together.

complex of the album factory of S. S. Behli, but the author did not begin to talk about them in detail - either he was overwhelmed, or really did not pay enough attention to them. In the concept, however, at the junction between the new building and the Bebel factory building, there is an "arch" 3.5 meters wide, which continues the axis of Degtyarny Lane: the courtyard and brick facades of historical buildings are visible in it.

The main entrance is through, located on the side of Kirochnaya street. The courtyard will have a small landscaped courtyard, a loading and unloading area and guest parking spaces.

The project reviewer, head of the Vitruvius and Sons workshop, Sergei Padalko, noted that a small area with a public garden is planned. He liked that "the younger generation is still playing with cubes": "cubes are an understandable and clear method."

The chief architect of the city, Vladimir Grigoriev, expressed distrust of the functional content of the building - the arrangement of elevators, parking lots, toilets and a lobby, although only the architectural and town-planning appearance of the building was brought up for discussion. Mikhail Mamoshin also proposed to modify the complex from the point of view of multifunctionality, especially since the concept disposes of this: to make a public space on the ground floor, fill the terraces with life, add greenery to the pots.

"The windows are accented indecisively, and the line of adjoining to the neighboring building is random, like all proportions." In his opinion, "there is a glass". If, moreover, it is made in bad material, then in the context of the "Nevskaya Town Hall" it will look very bad. The author of the "Nevskaya Town Hall" Yevgeny Gerasimov refrained from commenting.

As a result, Vladimir Grigoriev proposed to take the concept as a basis - “the motive turned out to be interesting and non-trivial for the latest projects in the center”, and to refine it.

The dream plot is located on the banks of the Olginsky pond, across Svetlanovsky prospect from one of the largest parks in the city of Sosnovka. There are

two houses of the 1930s, in which academicians Sergei Kapitsa, Lev Landau, and also Bulat Okudzhava once lived. The houses are owned by the project customer, the A. F. Ioffe. Now they are being resettled, then they will be demolished and a 12-storey residential complex for the Institute's employees will be built. According to the terms of reference, the new complex has apartments with an area of 200 m2.

The two sections of the building on rue Jacques Duclos are connected at the level of 10-12 floors. This building has a "kosina", which excited the members of the City Council, made, according to the chief architect of the project, Vladlen Lyavdansky, so that more apartments would have a view of the pond.

On the axis closest to the pond there is a 12-storey tower. All buildings are united by a stylobate with underground parking lots and built-in premises; the courtyard overlooking the pond has turned out to be two-level. The terracotta and beige facades were taken from the surrounding buildings. The monotony is interrupted by bay windows and "televisions" - glazed volumes protruding as consoles that unite the view apartments of the last three floors at the ends of the buildings.

At first, the members of the City Council spoke in a positive way. The reviewer of the project, Anatoly Stolyarchuk, noted that "the spatial axes of the project are clear and active, and the system of suites and arches is a characteristic of St. Petersburg and rethought." Yuri Zemtsov called the work magnificent and complete, praised the “spatial” corridor that widens towards the pond. "Televisions" were recognized as a find, knocking down the dullness of large houses.

Mikhail Kondiain was questioned by the composition of the complex - it seems obvious to move the extended building from the rue Jacques Duclos to the bank of the pond in order to make more views of the apartments. Doubts were also caused by the layout, especially in the part above the arch of the two-section building, as well as the exit from the parking lot to a passage that does not yet exist.

Evgeny Gerasimov admitted that he listened to his colleagues in bewilderment - “any house surrounded by the better, more modest and stronger than the one presented: the composition does not react to the corner section, the passages lead from nowhere to nowhere, the" oblique "will cause the feeling of something wrongly built, - sheer bloopers and incidents”. Nikita Yavein, who came up later, was "shocked by the plans"; moreover, according to the architect, the arches and driveways are accidental. Evgeny Podgornov called the axes ephemeral and proposed “three chaotically floating“points”. "Kosina", in his opinion, does not give anything, it is a technique for bad realtors.

Vladimir Grigoriev summed up: “There are many applications for a rich solution, but they all end in understatement. The project needs to be cut like a man. And he also admitted that when making decisions, he is driven by two feelings: pride - because he wants the new houses to be beautiful, and fear - suddenly someone passes by and asks: who coordinated all this?
