Its idea is to collect the opinions and preferences of the audience in order to get then different versions of coliving, finely tuned, and therefore convenient for its residents. The survey was conducted at the exhibition, it can also be passed on-line.

Amir Idiatulin, founder and CEO of IND Architects

Is there any background to your competition project? How long ago did you get the idea to work with coliving as a topic?

The emergence of new housing formats is associated with a change in the lifestyle and needs of a modern person. We have become more mobile, we are changing our place of residence more often, and we are more and more inclined towards renting rather than owning. When choosing a habitat, we pay special attention to infrastructure and services, the quality of the social environment, opportunities for communication with people with similar interests and life values.

Housing will transform in the wake of these changes, and our team is figuring out the direction of these changes through extensive interdisciplinary research. We see that one of the types of housing that is gaining popularity all over the world, but is still almost not present in Russia, is coliving, and we focused our analytical research in this area.

Thus, the stand of IND Architects at Archmoscow became a tool for our large study of the global phenomenon of coliving and was an interactive stand with a survey, the purpose of which is to find out how ready the society is for this format and what are the prospects for coliving in Russia.

How many people have already participated in the survey?

The survey was conducted in two formats - offline and online. About 1000 people took part in the survey at our stand. More than 200 people underwent more detailed online testing.

How do you plan to promote the survey to attract more users to it?

Anyone can take an online survey. We talk about it in social networks, at exhibitions in order to attract as many people of different ages as possible to leave their opinions.

Have you found an investor?

There is a great interest in this typology on the real estate market, and our research and project in Arkhmos is a consequence of this interest, a response to an emerging request. Architects are essentially futurists. We are trying to understand what formats of residential real estate will be in demand in the future and how to adapt them to Russian realities.

How did your work at the exhibition influence your ideas?

Through research, we found that the topics we voiced are relevant to people. They are ready for this type of housing. To be closer to work, many people prefer to rent an apartment near the office. In the conditions of Moscow compaction, coliving will provide high-quality service and mobility. The problem is that people in our country have a very vague idea of this format. Our task as architects is to conduct an educational program, break stereotypes and bring something new and interesting to the market. People of all ages take part in the survey. It helps to understand which group of people has the least idea about coliving. For example, the older generation has a fresh experience of living in communal apartments, and they perceive coliving this way. We provide all kinds of information to change these stereotypes and prove that coliving is not what it seems.

If you look at the results of the survey at the moment, what is the approximate image of coliving emerging? What preferences are in the lead, what is absolutely topical, and what, perhaps, turned out to be overvalued?

There is no single image. Colivings are designed for different categories of people, and each of them has its own specifics. The common feature of all coliving is the combination of private and public spaces. Each tenant has his own unit with a bathroom. Common spaces are available to all residents. Coliving services can be used by anyone who is willing to pay for these services. Their functionality is formed depending on the coliving profile. In coliving for students, recreational areas come first, for retirees - the opportunity to receive medical care. The survey helped to reveal what spaces future tenants are not ready to share: this is a private room and a bathroom. And they are attracted to coliving by saving time, social involvement, access to various services, business communications and the possibility of renting for any period.

The presentation of your project is distinguished by the presence of samples. What kind of projects inspired you to work? It's both about coliving proper and about research

We studied colivings around the world to understand how this typology is formed, what is the composition of the premises, the set of functions, how to ensure payback. For example, in China, the area of one unit is on average 14 m2because people have limited financial ability to pay rent. As for the payback of this type of housing, all over the world it depends on quality service and on the number of units for living. Location analysis is of great importance. The location itself can determine the specialization of coliving. For example, in the city of Ghent in Belgium, there is a large number of universities, so colivings adapted specifically for the accommodation of student youth are in demand here.

If we consider coliving as a space that, in addition to the function of temporary residence, performs the task of communication, synergy between guests based on common interests, then it is necessary to program the appearance of such communities at the stage of formulating the concept of an object. The design of the future coliving space should work to create a fertile environment for communication and interaction. These are, for example, open lobbies following the example of tech smart hotels like the British chain Citizen M, where all conditions for work and communication are created. The lobby serves as a kind of coworking space and at the same time a common living room for coliving residents.

Coliving is a very nice place when you look at its description from the outside. Everything is there, people communicate and share functions among themselves. But some people in the hostel find it embarrassing to use the shared kitchen. And, as you have already noticed, our compatriots are frightened by communal apartments, we have already heard unflattering comments about the revival of the idea of communal apartments … How do you feel about the comparison with communal apartments?

Our mentality hinders the development of such a housing format. When you say "cohabitation" dormitories and communal apartments are immediately recalled. On the one hand, colivings based on the idea of a hostel are close to us, but, on the other hand, many are not yet ready to accept them. At the same time, for active users of the sharing economy - services like Airbnb, Uber and carsharing - the coliving format is organic and acceptable. In order for the format to be in demand, it is necessary to work with it creatively, conceptually: to choose the location, design, positioning correctly, and program communities. Colivings are not hotels, hostels, hostels or communal apartments. People with different social backgrounds, levels of culture, different interests and needs lived in communal apartments - in many ways, this is where problems and conflicts arise. In coliving, people with similar views gather. A person "from the street" will not be able to move into it: potential tenants go through a questionnaire, interview, conversation with a psychologist. In some coliving houses, the decision to move in a new person is made by the residents themselves.

Coliving is a cross between a hotel and a residential building. It has the function of a hotel, but accommodation is much cheaper and is designed for a long time, it has functions that are not found in ordinary apartments. Therefore, renting here will cost more than in the usual residential building. However, residents do not have to worry about utility bills, wasting time on the way to work and looking for quality services - all the necessary services: food delivery, cleaning, etc., are located in the same building.
