Respublika residential complex is one of the largest projects of both Archimatika and Ukraine. Upon completion of construction, it will include 45 houses with 14 thousand apartments and a developed infrastructure, also authored by Archimatika. In addition to a shopping center the size of a nearby racetrack, the site will have a system of smaller facilities and spaces, from a community center to picnic lawns with grills and washstands. After the economic crisis, which halted the construction for several years, the first stage was completed, according to which it is possible to judge the principles of the structure of the entire complex.

Respublika is located on the southern outskirts of Kiev, just behind the ring road and not far from the Teremki metro station. The microdistricts adjacent to the new complex were built following the Viktor Glushkov Institute of Cybernetics in the 1980s - and this was also a search in urban planning. Here, for example, the longest house in Kiev is located: 68 typical sections are folded into six-sided half-blocks, reminiscent of a chain of chemical formula, behind the walls of which schools and kindergartens are hidden. If we count from the beginning of the design, then “Respublika” is only a little over 20 years older than these quarters, but the difference between them is approximately the same as between the geo- and heliocentric worldviews.

A large plot and the absence of encumbrances in the form of a historical context and protected zones allowed, according to one of the founders of the Archimatics Dmitry Vasiliev, “to create an urban fabric: not only houses, but also the spaces between them - streets, gardens, squares and sidewalks, towards which wide showcases.

Houses in the "Republic" form a system of closed quarters with a clear hierarchy of spaces: closed private courtyards are connected to pedestrian streets that lead to a square with one function or another, and together they form a rich environment that allows you to spend time in different ways and not go outside the complex to see a doctor, school or gym. “City within a city” - so they say about many neighborhoods, but here the definition can be given without exaggeration - this, in fact, was conceived to to a certain extent compensate for the remoteness of the “Respublika” from the center of Kiev.

The first stage consists of four urban blocks: the sections are arranged in pentagons, which diverge in petals from the "core" - an area measuring 80x80 meters with a community center. We have already talked about it in more detail, but I would like to remind you about the eco-pond, a playground designed with the participation of children, open cafes, uncommon "green" architecture, which together should turn the square into a point of attraction: to see people, to show themselves.

In the place where the fifth "petal" of housing could be located - a kindergarten and recreation: tennis courts, football and volleyball courts, a barbecue area.

In "Respublika" you can leave the house and walk for quite a long time - resting, or about your business, an adult or a child, without encountering cars. The walking trail, which is easily identified by its large geometric pattern, connects all houses and points of interest to each other.

Due to the large private spaces, residents feel it as “their own”: the mood of the courtyards closed on all sides is deliberately opposed to the geometric correctness of the streets. The atmosphere here is cozy, slightly dacha: rounded grounds, hills and paths, tall trees, grass breaks through the tiles.

Respublika implements many principles of comfortable housing, which Archimatika strives for, and one of them is individual facades, on which it is easy to find the window of your apartment.

The height of the houses does not exceed ten floors, each section is unique - due to the color, size, location of the windows. The flat facades of the sections are also heterogeneous: the interruption of the rhythm of the walls and the “switching” between three shades of plaster divides them into blocks of different heights, accents are white “frames” that unite the windows to a height of two or three floors. A common feature is rounded corners, outlined by a white "contour". The dark gray neutral “pauses” are the “binder” that holds the colored sections together and “seats” them on the solid ground floor. These "bundles" are of lesser height; they have terraces on the roof.

The third component of a comfortable home, after a varied environment and individual facades, is planning. In the first stage of Respublika, these are already PRO-apartments: by the time the construction proceeded, the architects tried as much as possible to "tighten" the layout to the standards developed within the company.

In the portfolio and the search for Archimatika, Respublika occupies an intermediate place between the Comfort Town residential complex and the Fine Town residential complex. Closed courtyards, flat facades and silhouette, work with color migrated from previous projects, but a common pedestrian zone and many sites appeared, which make it possible to spend time in the fresh air.

In the next stages, Archimatika plans to improve the developed techniques. The palette will become more complex, architecture will evolve, revealing more typologies and perspectives. The pedestrian space will grow and become more complex, linking all parts of the microdistrict with each other and "connecting" them to the large square in front of the shopping center. Starting from the fifth stage, the quarters of the complex will become open, the territory between them will be even more permeable.
