Almost the entire quarter between Krasny Tekstilshchik Street and Sinopskaya Embankment is occupied by the Spinning and Threading Plant - the successor of the Paper Spinning Manufactory founded by Baron Ludwig Stieglitz in the 19th century. Many modern Petersburgers have to visit this place - one of the buildings houses the Unified Document Center, where passports are issued. And everyone who has been here knows how difficult it is to come and go here, despite the spacious parking lot. Now a significant part of the territory after the withdrawal of production is going to be built up with housing, the project is being developed by "Studio-44".

The First and Second Spinning Mills, as well as the Thread Factory, which faces Krasny Tekstilshchik Street - now it does not have a conservation status, however, Nikita Yavein announced his intention to adapt the building as if it were an architectural monument. The office building will house a school, and the former entrance will house a museum of the factory.

A kindergarten for 236 pupils will open in the building of the First Factory - it is assumed that due to the accelerated digitalization, the Single Document Center will reduce its activities, which will free up the necessary area. The current parking lot will move underground, and a small park will appear on its roof, open not only to the residents of the quarter, but also to the entire city. One of its functions is to ensure the passability of the inner shopping street, the main axis of the quarter, oriented towards the Smolny Cathedral.

Residential buildings will occupy four plots. The largest one - "four sisters", as Nikita Yavein called it - goes to the Neva with three courdoners, in which sports and playgrounds will be located on high stylobates designed to protect the six-lane Sinopskaya embankment from noise and dirt. From the side of Moiseenko Street, next to the headquarters of the Lukoil company, the quarter will be "closed" by a small-sized one-section building. The front of Krasny Tekstilshchik street will be formed by two more extended buildings - one on site

The height of new houses of houses, of course, does not exceed the permitted parameters. The main facade idea, as Nikita Yavein explained, is “a combination of brick facades and structured order constructions” - both of these themes are present in the embankment panorama.

Experts unanimously praised the urban planning and facade solutions found for such a difficult site. Oleg Kharchenko's assessment is characteristic: “I would call the project virtuoso in all respects, it is high professionalism, nothing“scratches”in a conversation about integrating the new into the old. Height, silhouette, overlay - everything is done flawlessly. The architecture is wonderful and appropriate. Mikhail Mamoshin called the project “breakthrough”, and Mikhail Sarri congratulated the studio on another great success.

At the same time, no one accepted the project unconditionally, everyone had at least one comment, advice or doubt.

Thus, Margarita Stieglitz and Boris Kirikov noted that one of the buildings to be demolished was built in 1895, and not in 1925, as the examination carried out by the customer at the stage of pre-design work claims. As Evgeny Gerasimov noted, "there is no reason not to trust the documents, but there is also no reason not to trust your eyes and Margarita Sergeevna." And he continued: "The whole project, thus, is being questioned, since the" hailstorms "will run in and everything will stop."

Oleg Kharchenko questioned the reality of the customer's good intentions to create a park and commission a kindergarten and a school at the same time as housing, and also criticized the dark shopping street and the overall oversaturation of the project. "There is a feeling that the author and the customer are doing the same as others do in new buildings, mercilessly exploiting, squeezing, twisting this Barsik so that at least something drips and brings a pretty penny," said the architect.

Yuri Zemtsov got the impression that the facade is designed for perception from near points, while for the scale of the Neva it is too fragmented and sophisticated. Evgeny Gerasimov also found that there is something to work on and added: “What is drawn is very expensive architecture, a la Sergei Skuratov, who builds super-elite houses. The facades here are just as expensive, but there is no guarantee that their implementation in the conditions of the St. Petersburg economy will not be several times cheaper, as happened with Ricardo Bofill's Smolny Prospekt located nearby."

Sergei Oreshkin suggested that the apartments, even if they are of a specific type, will not be sold well because of the noise of the Sinop embankment, which will not allow you to get enough sleep or ventilate the rooms. And also questioned the need for such a volume of commerce. Mikhail Sarri recalled that the kindergarten should have corner or through ventilation. “A complex project, a problem on a problem,” said Vyacheslav Ukhov.

The result was summed up by Vladimir Grigoriev: “A masterfully packaged project, in which there are answers to all questions, is ideal as an Easter egg. Everything is beautiful. But would I like to live here? Not. Will our intuitive fears come true? Will the quarter be in demand? If the commercial component does not happen, the whole charm of the project will be in question. As for transport, I have no idea how to live here. Despite the brilliant merit of design, the environment here is more than questionable."

Then, on the initiative of Nikita Yavein, they discussed a non-trivial issue for St. Petersburg. The architect asked the experts for advice: is it worth it symbolically, "in a rope", to restore three factory pipes, which were popularly called Vera, Nadezhda and Lyubov, demolished not so long ago?

The idea was warmly supported by Mikhail Milchik and Margarita Stieglitz, since such a decision will allow at least to preserve the memory of the place. The deputy chairman of the KGIOP doubted the expediency of symbolic restoration, called it a "game with history", but at the same time would have accepted the lower towers as an element of improvement. Yevgeny Gerasimov spoke more concretely and harsherly: “First we demolish, then we begin to repent - moreover, in a mockery, out of wire. The towers were demolished for parking, and making them out of wire looks like a mockery."
