The first to consider the project of regeneration of a commercial facility with apartments on Arbat, 22/2, bldg. 1, 4 (OOO Arch Stroy Project, architect A. Kukushkin). The existing one-story house is planned to be increased to three floors - which did not cause any complaints from the group, since the Arbat has grown up long ago and “somehow it is necessary to use a one-story hut”. However, questions were raised by the fact that the building goes beyond the red line, and since regeneration is an urban planning concept, Viktor Sheredega suggested taking advantage of this factor and restoring a single building front. As a result, they decided to agree with the "stretched regeneration", and among the three options presented, they chose the one without a mezzanine.

The project of correcting the construction of an administrative building on the street. Novoryazanskaya, 38 bldg. 2 (ZAO "Company Atrotek", architect AV Shishkov) was withdrawn from consideration, since the customer did not submit a historical and architectural study of the site, which is partially in the protected zone.

The third was the project of an apart-hotel with an underground parking lot at Kosmodamianskaya embankment, 22, building 1.1 A (Mosproekt-2, master no. 5, architect MG Leonov). Once in this area there was the Church of Kozma and Damian, which is now lost - now the construction site is located outside the security zone, but is located next to the architectural monument, the building of the Kriegs Commissariat of Nicolas Legrand (on the same embankment, house 24). On the site of the proposed development there is a 2-storey building of a polyclinic with an extension, which in the 1990s. wanted to convert into an organization for the fight against AIDS. However, as a result of the change of ownership, the landmarks have also changed - now it has been decided to demolish the polyclinic and build a 6-storey apart-hotel in its place. The experts immediately had a question about how the function of combating AIDS was replaced "just the opposite" … To which the authors answered that "a similar function will be on the first floor" of the hotel.

However, the main question turned out to be related to the well-known ambiguity of the concept of an apart-hotel, which in today's practice, as you know, is a hotel by its name, but in fact - housing without registration. Judging by the course of the discussion, these hybrid buildings are being coordinated based on the word "hotel" in the name - in this case, however, it did not quite work out. The experts noted that the layout of the building with four staircases, kitchens and a large number of parking spaces indicates more of a residential function than a hotel. Therefore, it was recommended to discuss "what will be there" with the customer, since "the hotel can pass here, but the housing is no longer there." And also, due to the fact that the new house, repeating the demolished polyclinic, goes beyond the red line of the Commissariat, it was recommended to "keep the red line", and then return to the discussion.

Pre-project of the MGTS training and methodological center with a built-in automatic telephone exchange in the 3rd Lyusinovsky lane, 1 (ABV-Project, IV Ostapenko). The site of the proposed development is outside the security zone, opposite the Morozov hospital, and the closest monument to it is Mytny Dvor. It is proposed to build a 14-storey building of a secondary educational institution on the site, including for training MGTS employees. As experts noted, now the entire MGTS can fit into one apartment, and it turns out that this educational institution is designed for almost the whole of Eurasia. The group also noted that the project will cause dissatisfaction from the residents of the elite "English Quarter", who will have to "rest their eyes" on the volume that has grown in front of them. Therefore, it was proposed to reduce the number of storeys and bring several options next time.

The pre-project for the comprehensive reconstruction of the educational and sports complex "Iskra" at Selskhozyaistvennaya st., 26 (AB ch. K. RAASN R. G. Kananin) was considered for the preparation of ARI. The object is located outside the protected zone, next to the Ivanova and Leonova heaths, and, accordingly, the Church of the Deposition of the Robe in Leonovo, as well as the Chinese park “Huangin” under construction, due to which the buffer zone was adjusted on the territory. Nearby there is a high-rise tower "VDNKh" by architect Alexei Bavykin. The project involves the reconstruction of a children's and youth sports complex, the creation of two underground parking lots (for 500 and 190 cars) and the construction of a hotel with 260 rooms. As the authors said, they "humanely approach the area", cascading the number of storeys in the hotel as they approach the Yauza from 24 to 10 floors. Concerning the two underground sites, Viktor Sheredega spoke out sharply critical, they say, how can such a delicate nature be filled with concrete, especially near the water. The second critical point was that the stadium in the project remains conceptually the same as it was half a century ago. And the third biggest objection was raised by the hotel project.

After Aleksey Bavykin's tower, the only high-rise building on this side of Mira Avenue, was built on Selskhozyaistvennaya, Aleksandr Kuzmin proposed to develop the entire territory in order to create “environment-supporting” volumes there. The shown project of R. Kananin as a whole continues the set line, however, as all experts noted, the huge wall of the building acts depressingly and its proportions are not tied to the landscape of the area, plus it’s not at all clear why the children's sports center needs a hotel and for whom it is designed. Therefore, it was proposed to "break" the volume and make several options, calculate the actual needs of the hotel and act delicately - not from 24 to 10 floors, but from 10 to three.
