The first project (pre-project proposal) was considered - a 6-storey residential building on Sadovnicheskaya embankment by architect Sergei Kiselev, on the site of two already demolished residential buildings. As the author said, the structure of the building retains the principle of organizing the previous development, with a slight increase in the scale of development. A two-level courtyard was also added - the first level of which is presented in the form of a ground area, from where you can enter the three-storey underground parking and enter the building, the second level of the courtyard is a green area for residents. The future building consists of three parts, which corresponds to the functional division of the house into housing, offices and a bank - the latter will be located on the "front" side of the embankment.

During the discussion, the question arose that in ARI the house is designated exclusively as residential, but in it the first two floors are reserved for administrative functions. However, as the author said, the cited ARI was released for a previous project of this house. Opinions were expressed that the upper façade was "too light and uninhabited and should be improved." However, the main dissatisfaction of the experts was caused not by the architecture of the project, but by the actions of the city authorities, which "once decided to demolish valuable monuments of classicism and Empire style along the embankment to widen it, and now they are building it up."

The result was that the pre-project as a whole was accepted with minor reservations - it is necessary to agree on a new version of the ARI, discuss the red line of the building and the architectural solution, and then submit the pre-project for approval to the chief architect of the city.

In the 4th Krasnoselsky lane, 3, building 1, in the zone of strict regulation of development, it is planned to build a municipal residential building on the site of demolished houses (OAO Stroyproekt, architect V. V. Bashilov). The house is divided into 168 apartments with an underground parking lot, in which, since the building is municipal, there is only one parking space for two apartments. Since the residential building is being built according to the city program, the experts decided to agree on it without additional discussions.

The project of placing an office building on Bol. Serpukhovskaya, 10/9 (Construction company "Region", architect AV Yablokov) implies, in fact, the reconstruction and completion of a small 2-storey estate. The estate is not a monument, but it is located in a strictly regulated development zone. Initially, there were, later lost, mezzanines and outbuildings on the side of the courtyard. According to the project, it is planned to recreate the original facade and the lost mezzanines, as well as move the entrance group to the center of the main facade and make a courtyard joint with the neighboring building. Now the building contains "very suspicious offices and trade", which is why the designers were not even able to get inside the premises. The project presupposes the preservation of the administrative and office function, but under a different leadership, since the owner of the house is the city.

During the discussion, the experts had significant comments. For example, the proposed joint courtyard does not have a project to delimit the territory of two houses, which may lead to problems in the future. As for architecture, experts noticed a clear discrepancy between the proposed facade design and the former and the existing one - on which the group never received intelligible comments. There was also a difference in plans - between what was and what will be - to which the group said that "if you want to demolish something, then submit the project to the demolition commission, not to us."As a result, they decided to remove the project, and the authors were advised to work on the shortcomings, on the functional saturation of the building and to make the facade "more acceptable and simpler."
