During the discussion, the head of the UNK project, Yuliy Borisov, formulated his position, including his criteria for a quality product in this market segment. He is convinced that today the supply exceeds demand in the real estate market, therefore, the struggle for a buyer solely by price methods no longer gives the expected effect. “In my opinion, earlier the question of a beautiful life was a matter of exclusively internal responsibility of architects and developers. In today's reality, it is a matter of survival. The settlement will be successful when residents, regardless of their level, will be able to say that they live beautifully. The period of "semi-finished products" - take what they give - is over. There are enough proposals and architects on the market who provide a good product and the right solutions,”said Yuliy Borisov.
The press release of the organizers also mentions that in the Moscow region the share of low-rise housing is up to 25%, and in New Moscow - up to 16%, while more than half of the supply is presented in the Moscow region in the belt from 20 to 30 km from the Moscow Ring Road, and in New Moscow - in Troitsky AO, but over the past year the reorientation of demand from the Moscow region to New Moscow has increased 2-3 times, Boris Tsyrkin, managing partner of the KASKAD Family, told the meeting participants.
Despite the fact that the quality of low-rise projects has increased significantly today, low-rise housing is still the most affordable on the market in terms of cost. For example, for comparison, the weighted average price in the primary market of the Moscow region is 85.1 thousand rubles. per sq. m, and in the low-rise housing market this figure is only 78.9 thousand rubles. per sq. m. In New Moscow, the situation is even more indicative: 77.25 thousand rubles. per sq. m in a low-rise building against 104.7 thousand rubles per sq. m as a whole for the market.
