PalmJumairahCommunity Hotel Apartments are planned to be located on the outer arc, protecting from the waves one of the two famous artificial islands in the coastal zone of Dubai. Palm Jumeirah is located in a developed and expensive part of the city next to the marina and golf courses, where characteristic towers are interspersed with buildings of moderate height and areas of expensive villas. Now the Crystal Jumerian Hotel is being built here on the mainland next to the marina under the GrandProjectCity project. It is not far from the new apart-hotel - 20 minutes by car.
Island-"palm trees" are arranged as follows: on the strips of land of the inner "leaf" there are private villas, and on the extended island forming the outer contour - hotels. The outer coast, facing the Persian Gulf, is fortified with rough stone, along which Crescent Road runs, the only transport artery here. Sand is poured along the inner contour, forming the beaches of the hotels. Many hotels have already been built, some are under construction. Multi-storey buildings alternate with villas; extended areas with parks and giant swimming pools - with smaller plots.
The PalmJumairahCommunity site is one of the smallest. It stretches from the north, from Crescent Road, to the south, to the sandy beach with a narrow pencil case 250x55 m. The hotel, adjacent to the western border, is almost ready, the neighbor to the east is still under construction.
Since the site is not large, the house, together with the courtyards, occupied it almost entirely. The plan of the house resembles a capital letter E, where the middle lintel, facing the transverse inner street, serves as the main entrance and vestibule. The heights of the 8-storey building are inscribed in the island's regulatory limits - 29 m, underground technical floor and parking. Apartments, according to the wishes of the customer, the company CenturionRealEstate, large: from 140 to 330 m2, those that are smaller, in the lower floors, the largest, on the principle of a penthouse, at the top.
The size of the apartments, as well as the location on the Dubai miracle island, give the complex, despite the small size of its land, an Emirati luxury. Which is supported by a number of architectural solutions - especially notable is the pool, which occupies the middle lintel of the letter E in the level of the third floor, extending into a voluminous visor above the entrance. Its length is 30.6 m, area 257 m, the volume of the bowl is about 380 m3… The floor of the pool is transparent, it rests on the lattice of wide "caissons", in the "mirrors" of which, raising our heads, we will see the water and the contours of the swimmers. Moreover, in the visor above the entrance, too, which in itself should be quite impressive. Under the pool, behind the water-filled canopy of the main entrance, there is a double-height lobby; above the pool - 10 m height of free space, turning into a balcony on the roof of the visor. All this is quite bold in technical terms, but with modern technologies it is realizable. And most importantly - quite fantastic and luxurious, extra-resort, right in the spirit of Dubai and its artificial islands. Lacking space for a terrestrial, paradise, as is customary here, garden, Karen Saprichyan found a way out in a futuristic floating pool, from where bathers can exchange glances with neighbors walking in the lobby.
The second solution forms the plastic of the building. A simple building of striped or glass floors, of which there are many, perhaps, would be too banal and, more importantly, devoid of shadow. So the architects placed the building in a large volumetric lattice. Its pattern is built according to the modulus of cell division in half, so that squares alternate with rectangles, and in some places - with "authentic" Middle Eastern, and partly even "metaphysical"-looking arches. As if de Chirico's arcade had been taken apart into fragments, some of them embedded in an orthogonal grid. The architects plan to cover the top layer of the concrete lattice with aluminum panels with small ornaments, illuminating them from the inside with colored LEDs with several dynamically changing scenarios. The lattice slopes will be faced with stone, and natural wood inserts on the facades should complement the combination of natural textures with modern slotted aluminum.
The lattice surrounds the building as a whole, and from the outside it will appear as a solid extended volume with a concave arc of the main facade. On the western wall and at the ends, the lattice will mask the rows of deep balconies, and on the front eastern wall behind it, in addition to the entrance, there are two small courtyards, which is also quite in the spirit of the local tradition. From this side, the structure is completely detached, reminiscent of the techniques of deconstructivism of the 1990s, but in contrast to this comparison, its edges do not hang in the air, and the drawing is complete and self-sufficient. The lattice casts a large "openwork" shadow into the courtyards and on the facades - the one that sunbathers love so much.
“Our project is unique in its way. On Palma there is no such thing anymore, because all the buildings there are terraced, of the southern type. In our country, a "peel" is put on the building. It is even more decorative than constructive,”explains the head of“GrandProjectCity”Karen Saprichyan. - In the process of work, our team proposed 7 options for architectural solutions. It is not surprising that in the end the option with a grid was chosen as the main one; it was directly supervised by the chief architect of the project, Vladimir Berezin. " The resulting architecture follows modern ornamental trends, while at the same time combining urban and resort qualities. It even brings an element of structural integrity or even a cultural background into the context of the palm-tree "paradise" environment, without losing in the least the properties of resort luxury. Such a building will be noticeable both during the day - due to the graphic design of a light lattice with deep shadows and at night - when its large grid will glow in different colors, maintaining an uplifted resort atmosphere around.
