In developing this project, OBBA architects were looking for a way to break the monotony of the office prism that is typical of business districts around the world. The facade, offices, public areas are similar to millions of other buildings, and therefore to the people working there, their monotonous work still seems monotonous.
As a result, OBBA architects offered office workers a new experience in the form of an open atrium, where the mirrored edges contrast effectively with the dark concrete painted in the mass.
The lower four floors of their building, The Illusion, are occupied by cafes and restaurants, while eleven tiers of offices are located above. Starting from the fifth floor, the building turns into the letter H, only vertical sticks are actually plates, in one of which work areas are located, in the other - stairs, elevators, bathrooms, etc. They are connected with each other by a short corridor, and on some floors there are additional bridges.
The atrium and the two plates that form it are visible amid the dense development of downtown Seoul, drawing attention to the building. At the same time, the architects did not make the project less profitable for the customer: the building spot occupies 59.96% of the plot with the permitted maximum of 60%, and the useful area ratio is 778.65% (the ceiling is 800%).
