The territory of the residential area "Aivazovsky" is located in the north-east of the historical Zareka, in the undeveloped left-bank region of Tyumen. The left bank of the Tura river combines the buildings of old Tyumen in the western part and the dynamically developing northeast. Two wide bridges connect with the center of Tyumen on the right bank of the river Aivazovsky residential complex. However, according to the concept, which involves the construction of more than 450,000 m2 on 20 hectares, as in the best times, the residential complex, which unites three microdistricts, should be provided with the necessary urban functions and, in a sense, become a local urban center itself. In any case, there will be a number of offices (one building), a medical center, several salons, including beauty salons, as well as shops, cafes and restaurants along the boulevard, as well as squares with fountains. The only thing missing is “a bridge made of pure crystal glass of engineering work” - although not, and it is, but about it a little later.

In their concept, the architects focus on the idea of creating an “independent city not only by providing the necessary infrastructure, but also by the visual perception of the architecture of buildings, artificially creating the impression that the development of the territory was carried out in different time periods due to the variety of volumes, forms, materials and styles..

The concept is based on a variety of styles - it follows the trend, popular over the past decades, of creating a diverse environment with an imaginary history: it is now popular to build houses and entire neighborhoods either so that the "hands" of different architects are visible, or also as if they were formed gradually … The authors declare several "styles" - starting from "classicism", in which two small 4-storey buildings are decided, both with non-residential function, they are planned to house offices and a medical center, which should remind of the development of old Tyumen (in general, they look like a hybrid of the Empire style with neoampire). Nearby fit the "English style", definitely designed to echo the tastes of modern Tyumen customers who love who have the means to travel to London, and the "eclecticism" of the American style, with large semicircular fluted columns. And also Stalinist architecture “loyal” to the Moscow theme, however, nevertheless received the name “totalitarian” in the list.

Although each quarter combines several “styles”, “international”, endowed with the charisma of modern skyscrapers, visually dominates and attracts the eye more energetically than others, increasing the likeness to delirius, as defined by Rem Koolhaas, New York and Chicago. Towers up to 25 stories high combine a thin, light mesh of windows and glass surfaces with metaphorical "cutouts" that seem to expose brick walls "inside." And with the dynamics of turning: one of the towers seemed to be taken and turned with a giant hand, forcing the mesh of its facade to stretch smoothly.

Three microdistricts are designed in the form of several quarters, united by a common stylobate with a built-in two-level above-ground parking and landscaped courtyards on its roof. The stylobate parking is buried only half a floor, which will be an economical solution in floodplain lands. “Each block has a centralized entrance,” the architects clarify, “thanks to which residents will be able to get into the parking lot, and from there - into the entrances. Recreation zones, motorways, pedestrian and bicycle paths are arranged at different levels."

The principle of diversity can be traced not only in the decoration, but also in the layouts of the apartments. In every block, in every house there are small studio apartments and multi-room dwellings of an unusual format with terraces and view windows almost to the floor. The architects tried to seduce future buyers with both an abundance of proposals for the area and layout of housing, and a variety of home finishes. If you want to live in a low brick building, you want to live in a penthouse of a glass skyscraper.

Meanwhile, the authors consider the variation in stylistics to be secondary to the idea of forming a full-fledged urban center: “it’s not just about expressive forms and volumes, but about the formation of a rich and varied living environment, with lovingly invented and thoughtful scenarios and perspectives”.

According to the concept, of course, the embankment has become the center of public life: after all, the proximity to the river is the main trump card of the territory. It is the embankment with functions grouped on it from a cafe to a beauty salon and an office building, which here, being alone, looks like a rarity and a cherry on the cake, should turn the area into a full-fledged local center and make it attractive. A wide promenade, combined with a passage, a marina, square-piers, an amphitheater overlooking the water, the beach. And - the soaring bridge (here it is, "engineering work"!), Another cousin of the bridge from Zaryadye Park, slowed down in the space of domestic design - but more authentic than a brother.

It is interesting how the quarter is interpreted here: a multi-tiered space at the bottom, a stylobate that unites the quarter planner with the towers - a modern, high-rise option equipped with parking lots and shops. With yachts on the embankment. Prospective well-being, large, environmentally attractive residential complex in a successful “energy” city. Although now I don't want to talk about oil prices at all.
