The complex, called Opus, was originally supposed to consist of two high-rise buildings. But Hadid took a creative approach to the task of the developer, Omniyat Properties. As a result, its structure resembles a cube in shape, in the center of which a kind of "void" - The Void, has formed. Its facades will be enclosed by a specially designed curtain wall made of fritted glass, patterned with pixelated horizontal stripes. In addition to the decorative effect, such a solution will reduce the intensity of the sun's rays penetrating into the building.
The Void's walls will be clad in polished metal panels.
The 22-storey building will be erected in one of the most prestigious areas of Dubai: next to the record-breaking Burj Dubai, near the International Financial Center and the World Trade and Conference Center.
A shopping center will open on its first three floors, and its office space will be of higher quality: Hadid managed to efficiently use 87% of the 158,000 m2 of usable area of the complex, which will allow him to be assigned the AAA category.
On the top floor there will be a "quiet zone" where you can relax next to the decorative pool, sunbathe, and visit the gym.
Construction is scheduled to begin in October this year and be completed by 2010.
