This happens all the time in architecture: the project stopped at the concept stage, or rather, it simply "stuck" at the approval stage. And for some reason this does not seem surprising: there was enough surprising in this project even before the approvals. A picturesque peninsula near the village of Kudrishchino: the territory with fields and copses goes directly to the water. It seems that this quiet and almost virgin place is very far from civilization. But it is only thirty kilometers from here to the capital. And the customer does not express any wishes … And the casino can be built - Belarus is the same.
Aleksandr Khomyakov, a friend, colleague and permanent partner, came to Alexey Ivanov with a proposal to design a settlement here. It was he who became the project manager, eventually proposing, instead of the planning schemes usual for "Archstroydizayn", a freer approach, leading away from straight lines to smooth ones.
I had to come up with, or rather, grope the program on my own: analyze, research, offer optimal zoning and functional content. And almost immediately it became clear that the zone of permanent residence should be separated from the zone of temporary residence: from hotels and houses for rent. The only question was: who - where? It was necessary for private houses to be allocated a calm, closed territory, and therefore to equip them on the banks of the reservoir. It was decided to locate housing for rent, which is smaller in area and does not require large plots of land, behind the road - next to the hotel complex.
In addition, it was necessary to separately think over the division of the site into closed and public spaces, while avoiding the appearance of blank fences; allocate a beach and sports area, come up with a recreational and leisure program - with restaurants, shops and casinos (Belarusians are lucky). And this is not to mention the placement of the entrance group, the creation of a convenient transport scheme, the organization of a sufficient number of parking spaces, the laying of all engineering networks (the place is really absolutely virgin), the construction of treatment facilities, etc. And all this is in complete subordination to the landscape and harmony with the natural environment.
As a result, an elite settlement was to appear on the peninsula. Closer to the reservoir, in the southwestern part, there are frequent residential buildings. Their green areas, following each other, line up in bizarre groups, similar either to sea shells, or to snails. The boundaries of the "shell snails" are surrounded by driveways leading to circular public squares and a green park on the outskirts of the water. The park, as conceived by the architects, will be set up not only near the water, but also inside the village, riddled with numerous pedestrian and bicycle paths, and a long promenade. All the bends of the streets are not accidental: they are drawn in such a way as to reveal the most complete panoramic views of the reservoir and the forest. Everything is according to the behest of the venerable Englishman Ebenezer Howard, who once invented a garden city: an ideal measured world of life for a city dweller in nature.
The settlement is clearly divided by a wide road into two unequal and unequal parts. This axis crosses the site from the south-east to the north-west, connecting the peninsula with the highway leading to Minsk. A string of parking lots is moved to the periphery. The walking pedestrian zone is hidden in the shade of trees. And if on one side of the boulevard there are the same snail quarters with cozy private houses, then on the opposite side the structure is tougher. A strict geometric grid accommodates all infrastructural objects: small shops, street cafes and restaurants. One of the buildings of the entertainment complex is combined with the hotel block, located directly in the beach coastal area, where it is planned to build a large spa complex. In the north of this "infrastructural" part there are apartment buildings and long strips of townhouses.
If we talk about the architecture of buildings, then the customer decided to "take as a basis" the project already existing in the assets of the authors for the village of Kurshavel.ru near Sorochany on Dmitrovskoe highway, where all the buildings are designed in the style of alpine chalets: a kind of "model" construction. According to the authors of the project, it turns out wildly to see alpine chalets in Belarusian fields.
The eastern part of the village emerged as a possible further development of the development by the construction of a full-fledged play area. And I must say that there is much to develop here: across the road - endless fields. But so far only a small strip along the road has been drawn. It is still pointless to draw further. The author explains: “One part, for all its picturesqueness, is closed: it has nowhere to develop further, although visually it seems very open. But the rigidly structured, orthogonal in its layout, the second part is absolutely free and carries great potential. The only question is, will there be a new Las Vegas in Dubrova Park?
And this question is still hanging in the air. Whether the project will develop further is unclear.
