The new building, which has appeared in the fashionable metropolitan area of Gangnam, or rather, in the now actively developing housing in its northern part, belongs to a typology little-known outside of Korea. "Office" ("office" + "hotel") is a residential complex with small studio apartments that can (although not necessarily) be used simultaneously as offices. Therefore, such houses, built in Korea since the mid-1980s, are popular among representatives of the liberal professions - lawyers, doctors with private practice, artists, etc. However, in essence, this is high-quality and affordable housing for single tenants, as a rule, small-sized (apartments in Gwell have an area of about 25 m2) and combined with the necessary infrastructure.
Often, the first floors of the "offices" are occupied by ordinary offices, service establishments, etc. Gwell has done without them, but has an underground garage on 5 levels.
More than 700 apartments are located on 10 floors of the new building. To provide street facades with sunlight and views, the architects placed the apartments in a herringbone pattern relative to the horizontal axis of the buildings, and also shifted them along the vertical axis. As a result, the facades seem to consist of cubes: each of them corresponds to an apartment, and at the top of each there is a balcony-terrace of the neighbor on top. In this case, the windows are directed along the axis of the street. The courtyard of the building is open to a green hill, which is bordered by the "office" site.
The project budget was 33 million euros.
