The name of the complex - Tic Tric Trac - is not a mysterious magic spell. This is how the names of Donald Duck's nephews, the well-known characters of the Walt Disney cartoon, sound in German. But in fact, there is nothing cartoonish in the planning solutions and the interior design of the complex. On the contrary, everything is modest, restrained in color and practical.

Three buildings with a total leasable area of 27,800 m2 are united on the second floor of an extended gallery. The architects propose to use the universal public space of 700 m2 as a place for informal meetings and a variety of events. Shops, cafes and restaurants serving tenants are usually located on the first floor.

The main and in fact the only distinguishing feature of the new complex is its two-layer ventilated facades: the glass envelope of the volumes (the largest has 10 floors and a height of 40 m) is encircled by concrete rail-like hoops that protect the interior from the sun's rays. All this made it possible to easily fit the complex into the urban environment, since most of the buildings here have horizontal division of long facades and approximately the same height.

External solutions are reflected in the internal organization of the space, which is extremely modest and utilitarian. The blocks, rectangular in plan, have two cores each and a support pitch of 8.1 m. No final finishing was provided, everything was at the discretion of the future tenant, while everything was prepared in such a way as to minimize costs. Heating was carried out along the perimeter of the facade, the wiring is hidden in concrete slabs, and inside the cores there are prepared places for the installation of ventilation and other equipment. The architects of the project obviously focused on maximum efficiency and practicality, so maybe it would be more appropriate to name the complex after his uncle, famous for his tight-fistedness, and not his reckless nephews?
