The site at 40 Pyatnitskaya Street is empty today, but once there was a one-story house with a monumental gate. Now it is planned to build an office building on this site in the regeneration mode - in other words, if something was previously on the vacant lot in the historical center, this gives some reason to fill the place again. On one side of the site on which the new building is going to be built, there is a modern bank building, and on the other side, nearby, in Golikovsky lane, there is a newly discovered architectural monument, a house of the late 19th century, which has completely preserved its original appearance, including a rounded corner, once overlooking the intersection of streets. With the emergence of a new monument, the entire surrounding area can become an object of cultural heritage

The project (authors of ZAO Albion M, architect VM Shildkret) began to develop back in 2002, long before restrictions on office construction in the city center - at the same time, the future house passed the stage of “pre-design”, at which the question of the function future construction. So, on Pyatnitskaya it is planned to construct a building of variable number of storeys, from 3 and 4 floors for the sake of "preserving the historical appearance", with two underground levels of shops and a parking lot.

Experts did not approve of the project, calling it poor regeneration. Boris Pasternak commented on the situation as follows: the proposed architecture in no way corresponds to the preservation or development of historical characteristics, the angle hangs aggressively, the facade is swollen with a flux, and it is not clear why the transition was made between the two buildings. Perhaps, he added, "a hip roof is needed here so that the third floor is almost invisible from the Pyatnitskaya side." The authors were asked to work on other options that are more suitable for the street, get rid of the bundle of volumes, the overhanging corner bay window and reduce the height if possible, since "in ARI it is given" overhead ", and not mandatory."

In Kolodezny Lane (possession 3), on the site of a former textile factory on the banks of the Yauza River, in a strictly regulated development area, it is planned to build a multifunctional business center (OOO Runastroy, architect EA Lazutina). According to the authors, they tried to preserve the existing landscape, but the attempt was considered not very successful. The complex consists of two volumes, the height of which varies from 2 to 8 floors, and they are located so that the larger building is closer to the river, and the smaller one - to the city, which was considered unsuccessful. The main snag was that the designers did not show any layouts or sweeps along the embankment - these materials could give the pre-project a "town-planning justification", given that "the place is responsible and, moreover, the affected area, where it is important at least not to harm ".

The project of regeneration of the development complex for administrative buildings on Sadovnicheskaya embankment, vl. 71, p. 1, 2 (OOO Vostok-service-stroy, architect AI Zakharov) was called by experts "good regeneration" of a two-storey building-monument and was accepted with the proviso that the upper mezzanine would not be an attic, as was declared by the author, but an attic, that is, not a living space.

The building on Novoslobodskaya Street, which now houses the SAFA Afghan Veterans Union, was in the 1990s. built on the fourth floor - now they are going to add the fifth (project of CJSC "MGPI", architect D. N. Romanov).

Experts suggested adding parking spaces along with the increase in number of storeys - according to the calculation, they need about 35. In addition, a new residential complex is being built nearby, and the increase in the neighboring house "obviously will not be a plus for him." The project was not accepted and it was decided to show it to the chief architect of the city for additional approval.
