Residential building of the XIX century, standing at the corner at the beginning of Glazovsky lane (owner 1/1) due to dilapidated interiors will soon be partially dismantled. The architect Alexander Asadov presented to the experts a project for the regeneration of this house, in which after the rebirth there will be only 5 apartments for four people each. If the corner facades are fully preserved, the interior walls and stairways will be demolished. However, it is planned to return the existing stained-glass window and stairs to their original place after reconstruction. The project was accepted and sent for further approval to the chief architect of the city, but on one condition - that the authors provide a document on the preservation of the original facades.
On Bolshaya Yakimanka (35, 37), on the site of a long-demolished 6-storey residential building, it is planned to build a new 7-storey hotel in the regeneration mode of the red line (this means that the new building will restore the torn front of the building). The complex will include an existing 4-storey building on this site. The project (Mosproekt-2, building 5, architect MG Leonov) has existed for a long time, gradually evolving due to approvals - in the revised version it has become lower and now the complex consists of three volumes of 7, 4 and 8 floors. The facade of the house presented to the group was considered too modern for the concept of regeneration, thanks to which construction on this site was allowed at all, however, since in this case we are talking about the restoration of the red line of the street, and not a specific house, the project was not radically rejected - it was decided to consider it in working order”, after the authors bring in all the missing pictures.
The long-suffering project of restoring buildings at the corner of Nikitsky Boulevard, 6/20, where Domzhur is now located, and formerly the Nightingale House stood, was repeatedly considered at the Public Council under the Mayor of Moscow, each time decreasing by one floor, and still did not pass … This time it was not Mikhail Posokhin, as before, but V. V. Kolosnitsin (Mosproject-2, workshop 7). However, in this case, despite the change of author, everything happened exactly the same as before - instead of 6 floors of the "Nightingale House" there were seven, and instead of a roof (!) Two glass floors. And although the general height limitation for this place - 15 meters - was met, and the new house was designed "in the scope" of the old one, the experts were critical of the proposed option. The group proposed to abandon all upper floors, including glass, and make the maximum level 5 floors. In addition, although the project is drawn in a historical style, showcases, which were not there before, are inserted into its basement. To all the wishes expressed, Viktor Sheredega added that before the start of construction, it is imperative to conduct an archaeological study at this site, so that later you do not have to stop construction and start excavations in the middle of the pit.
At the beginning of Samotechnaya Street, on the right (ownership 1/15), a new administrative and office building is planned (Mosproekt, master 22, EL Serov). It is going to emerge on the site of a temporary cafe and closely adjoin the long 3-storey building of the second half of the 19th century standing on Samotek, sticking to it from the side of the courtyard. The project is a highly simplified variation on themes from the 1930s, combining the yellowish color of Stalinist architecture with shallow flat bay windows and a playful modernist roof garden of the 22-meter building. This strangeness let down the authors the most - although according to the visual landscape analysis the project is a "checkpoint" (next to the flyover behind which "hides"), all the participants in the meeting opposed such a "strange" volumetric-spatial solution, and suggested making an ordinary roofing roof. In addition, the planned percentage of offices clearly exceeds the possible after the memorable decree of the Moscow mayor, and the building will also be built next to a residential building, which threatens a conflict with residents. Viktor Sheredega concluded the discussion by saying that "… if you want to keep all the functions, then go to the Public Council of the Central Administrative District."
Among the Stalinist houses on Dorogomilovskaya Street, it is planned to build a new ITAR-TASS administration building (Arka LLC, authors A. V. Kuzmin, S. B. Tkachenko).
The building will be located on the red line of the street between two residential buildings - to which the experts asked for a written confirmation of the consent of the residents to the appearance of a new neighbor. The project shown demonstrates an example of the diligent deconstruction of Stalinist architecture - the decomposition of a 1950s house, frozen halfway. The arched-pilaster Stalinist "skin" slides down from the triangular volume, revealing an ordinary glass facade. The lower building facing the street has already completely got rid of all the decor, it is simple, horizontal and rests on two heavy pedestals; in the upper part, this volume playfully lifts its concrete floors, obeying the norms of insolation - it was because of them that the project was rejected at the last discussion. Curiously, the project seemed to the group "even very beautiful", but the authors were asked to make the options "simpler" and show them next time.
