As part of their graduation project, the 5th year students of the Moscow Architectural Institute conducted a comprehensive analysis of the territory of the 82nd quarter of Khoroshevo-Mnevniki in Moscow, proposed 4 concepts of residential quarters and various models for the development of the territory, and also developed residential multifunctional complexes.
Thanks to cooperation with the KROST Concern, students got the opportunity to work on a real site in Moscow, planned for construction. Using the initial information and the requirements of the TK provided by KROST, the students offered their and development of the territory. During the study, the participants had the opportunity to consult with specialists designing in this area, and in June 2017, the final defense of the work performed took place.
The main consultants in the project were experts from the TDI Territorial Development Institute, including its managing partner Peter Kudryavtsev.

Methodology
The stage of the pre-project study of the territory served as a starting point for the creation of development concepts. The project participants analyzed the site in the context of Moscow, formed the image of the area, and explored its distinctive features and characteristics.
A comprehensive urban planning analysis of the site in the context of its immediate surroundings made it possible to formulate the advantages and disadvantages of the territory. The team analyzed the existing development, housing stock, functional saturation, social security, transport links and walking routes. The participants also got an idea of the inhabitants, their way of life, leisure time and possible places of employment.
Thanks to the analysis, students formulated a new request for the necessary qualities of a modern living environment. The analysis also revealed the strengths and weaknesses of the territory, the main problems, solutions for which were developed by students in four concepts of general plans.
Social design has become one of the most important stages of the project: four social models have been developed:
- Urban social and communicative space
- Intra-quarter communicative and recreational space
- Space of neighboring communities in a residential complex
- Intergenerational space

“This is not the first project of our group with the KROST Concern. We really appreciate joint projects on real sites. It was especially important for us in this project to look at the allocated territory on different scales: as part of the renovation areas of Moscow, as part of the district and as a separate site for the future multifunctional complex. This is the rare case when an architect can develop a territory in an integrated manner, which means that he can get a deeper and more detailed analysis.
Each of the proposed development concepts lays down a specific model of social design. Young architects paid a lot of attention to finding spatial solutions to involve different social groups of residents in the active life of the quarter, creating a platform for the formation of local communities and maximizing the diversity of the designed environment. Each project carries not only a spatial idea, but also a social message of transforming the life of the future community."

Ksenia Ashitko
The residential complex consists of a building with apartments for two generations, a commercial housing building, a business structure "City Farms", a children's educational center and a podium-type garage, on the roof of which there is a residential courtyard. Urban Farms is an up-to-date format supporting the idea of an eco-quarter. They grow vegetables and herbs all year round, which are sold in shops on the ground floor and delivered to the eco-cafes located here. On the roof of the garage is a residential courtyard accessible only to residents of the complex. There is a vegetable garden and play areas for children.
Veronica Davitashvili
The main problem of megacities is the poor environmental situation. In the modern world, in search of a comfortable environment, people are forced to flee out of town.
However, a modern city can and should serve as this comfortable environment. This project is an attempt to give people the opportunity to enjoy nature, a sense of freedom and security every day, while taking advantage of all the advantages of city life. My project is a coliving housing system located in a system of artificial hills covering public infrastructure.

The project of the complex develops the concept of an eco-quarter and the social model “Urban social and communicative space”. First of all, this was expressed in the volumetric-spatial composition: the complex is designed as a “city living room”. It provides for a system of multifunctional public spaces that form communities of district residents and meet the objectives of a recreational zone in the fabric of residential buildings. The complex consists of a universal exhibition space, an office area, a cafe, an anti-cafe, a children's center and residential buildings.

Located at the intersection of Marshal Zhukov Avenue and General Karbyshev Boulevard, the multifunctional complex functions as a new urban socio-communicative space, both 82 blocks and the entire Khoroshevo-Mnevniki district. It includes a developed social and cultural center with a cinema and theater hall for 400 seats, lecture halls, a library and workshops. The construction has a complex plastic solution to create a vivid and memorable image. However, at the same time, its spatial complexity is combined with a variety of functions that saturate it.
Maria Nikolaeva
The compositional task was to create an accent at the beginning of a new pedestrian boulevard connecting the residential quarters of the district. The volumetric composition of the complex combines the high-rise volume of a residential building with an extended horizontal podium for multifunctional purposes.
Developed social model - “urban social and communicative space”.
The complex consists of a residential 24-storey tower, a business center with office housing, a library, a garage and a public urban space included in a multifunctional structure.
Alexander Plutyakov
The multifunctional complex is designed at the intersection of pedestrian paths. It consists of 3 large blocks - commercial housing, HUB and Hotel. The complex also includes a fitness center, shops and a restaurant. The main consumers of commercial housing in this quarter are young people. Young people try to be as independent as possible and try to create something new. Their main goal is to create their own business. HUB is an innovative information and business environment that brings together work, public and living spaces in one volume.

The life of a modern person is directly related to work. Providing the opportunity to live close to work and run your business without leaving your home is one of the tasks. The project also seeks to create comfortable spaces in a densely built environment and in the vicinity of a motorway. Thus, the complex consists of five volumes: an office structure, apartments, a hotel, public space and commercial housing, and a green slope connecting them, on which there is a public courtyard, artificially raised above ground level.

Project idea: modern youth is a new group of consumers in the housing market. An accessible format for young people is rental housing. The social model of the project is “intra-quarter communicative and recreational space” and “creation of neighborhood communities in the house”. The projected complex includes three types of rental housing - for young families, rental housing with offices and cohousing. The complex also includes a library, catering establishments, a fitness center, a grocery store and public services. Its openness is fundamental for the youth complex, the territory is interpreted as the development of a pedestrian boulevard and as an intra-quarter park, accessible to all residents.
Tatiana Cherkasova
The complex combines a house with apartments for two generations, a residential building for the elderly, rental housing for young families with children and non-family youth, an early childhood development center and public services. The main goal was to create a functional-spatial structure that creates a basis for the interaction of residents of all ages. The project envisages a pedestrian mall connecting the building of commercial housing, a building for the elderly, a children's center and housing for young families. The mall is a combination of horizontal communication with living rooms, outdoor terraces and wellness areas of the complex. The second unifying element is the inner landscaped courtyard, accessible only to the residents of the complex. My IFJK is a home that will become a platform for interaction between several generations, a place inviting children, youth, the elderly to participate in common activities, inspire each other or simply help people in need with care, so that they are not cut off from city life.
