Microdistrict Novaya Izhora is a distant suburb in the south of St. Petersburg near the town of Kolpino. The nearest metro station "Shushary" is 12 kilometers away, but there is a brand new highway M-11 with an interchange, Moskovskoe shosse and six-lane Sofiyskaya street nearby. the pattern of this place. In the center of the microdistrict, where IZhS and low-rise buildings will meet, a large church will be built - the land for it has already been transferred to the diocese, but for now there is a chapel. In terms of scale, Novaya Izhora will attract a small town - the number of its inhabitants will be about 24,000 people. The altitude regulation here is 15 meters.

Felix Buyanov presented the adjustment of the 2007 layout project, which in 2019 was also handled by Yuri Mityurev as a consultant.

The layout of the microdistrict is built on two axes. The first is the conditional Main Street, which leads from the entrance to the shopping center to the temple and personifies the "big city": public life will be concentrated here. The second axis is the recreational green boulevard, which will unite schools, kindergartens and sports grounds. Between the quarters there are small "through" parks, and a strip of ZNOP about 30 meters wide protects houses from the Moscow highway. The block thus receives a green frame, which, among other things, helps to make the transition from individual to urban development smoother.

Most of the comments related to the lack of jobs - members of the city council asked for at least a couple of business centers. It was also proposed to streamline the location of schools, think about high-rise accents and circular movement, which helps to get rid of traffic lights. The harshest assessment was given by Vladimir Grigoriev: “The project resembles Mexico City, a homogeneous structure, all spaces are practically the same. A dense urban suburb, where people only live, but do not work and do not rest”. He proposed to show the public functions and areas inherent in the concept more explicitly, otherwise "engineers will come in their tarpaulin boots and trample the blue dream of your childhood."

A month ago, the town planning council considered a project to expand the office of the IT company JetBrains on the shores of the Gulf of Finland, approving the version of the Dutch bureau UNStudio. At the last meeting, the neighboring area was discussed, which clearly fell under the influence of foreigners: the sleepiness from the previous two-hour discussion passed immediately, as soon as they began to display new tablets with something bright and brutal, completely unusual for local architects, who are often accused of being conservative.

Sergey Oreshkin spoke about the project: a hotel with 1,140 rooms, terraced buildings with cantilever floors, finished with corten steel lamellas installed at different angles. The latter are also in the project of the UNStudio bureau, which in turn relied on the decision of Evgeny Podgornov for the first stage of the Jet Brains business center.

Most of the rooms open onto the bay and the Gazprom Arena stadium, in the most expensive ones you can enjoy the view from the terrace. The two-story stylobate houses a restaurant, an impressive swimming pool and a supermarket. The embankment in front of the hotel is proposed to be improved.

Experts were wary of the project: the proportions of the building are too much like a residential building. Svyatoslav Gaikovich noted that there are unusually many suites for a three-star hotel, and Evgeny Gerasimov said the same: can 40% of rooms really be two-room? Vladimir Grigoriev was surprised at the number of entrances - there are as many as nine. Many regretted the loss of the picturesque coastline and greenery on the site - even though it is a "low-value" alder growth. Others wondered: at whose expense the beautiful embankment and the continuation of Primorsky Prospect, without which the project would not look so advantageous at all? Alexander Karpov advised to think about the accompanying infrastructure, if suddenly the hotel becomes a place for a long stay. In addition, they criticized the intense color, neutrality of the building, the height - the buildings reach the maximum permissible on this site of 56 meters.

But there were also bright praises. Svyatoslav Gaykovich called the project intellectual and brilliantly structured. Mikhail Mamoshin generally supported “the beginning of event architecture on our embankments”. For Nikita Yavein, the project aroused "sincere envy": "superbly drawn - in terms of detail, general expression, one of the most memorable images in recent years. Cut off four floors - and it will be brilliant."

The developers, Plaza Lotus Group, also provided their comments: “We studied supply and demand, took into account the drivers of tourist flows. The declared number and level of rooms corresponds to the needs of our target audience. In recent years, this part of the Primorsky District has received a serious impetus for development as one of the tourist centers of St. Petersburg. A new metro station has opened here, the Lakhta Center multifunctional complex is being completed, next to it is the Gulf of Finland, Park of the 300th anniversary, a pedestrian bridge connecting Primorsky Prospekt with the new stadium and Krestovsky Island. In fact, we are talking about the construction of a hotel on the first coastline. Therefore, the view rooms will be in maximum demand, especially among tourists with children. At the same time, the hotel is quite large, with its own developed infrastructure (congress hall, sports complex, two restaurants, etc.). All this significantly expands the potential of the room fund. Commissioning of the facility is scheduled for late spring 2023”.
