Not far from the Baumanskaya metro station, on Friedrich Engels Street, there are several stone shops from the German market that was once here. The bulk of the market was on the sidelines, but a few peripheral buildings were all that remained. About a year ago, the buildings of the former shops burned down and are now in a terrible state. Now construction is planned on this site. The remnants of the German market were recently presented for the title of a monument, but they were refused - in addition, it is planned to adjust the protected zone in this place, excluding from its borders the entire section of future construction - the triangle between Friedrich Engels and Ladozhskaya streets and the German market passage parallel to Volkhovsky lane … True, the protected zone now covers not the entire site, but only a small part of it; and the houses on Ladozhskaya Street will not be affected by new construction.

Arriving at the meeting of the working group, the author of the project, architect S. A. Obraztsov admitted that he had not come for a resolution, but for advice - what to do? To break, not to break, or to break and recreate? The architect showed three versions of the new building, made, according to his own admission, in the rough. The first option is common for modern Moscow, as it incorporates historical facades into the body of a new volume stretched along the street and driveway. In the second, the houses of the German market were brought forward, and the new buildings were placed in large cross-street blocks in the courtyard. Finally, the third option is similar to the second, but in it new buildings hang over the houses with impressive consoles. To the author's credit, it should be noted that he emphasized his unwillingness to immediately run to the "tolerable" commission for permission to demolish, and on the tablets one could see a detailed list of the necessary repairs. However, in the discussion, since the former shops did not receive the status of a monument, the reconstruction was more often mentioned. Under the entire territory, a two-level underground parking is planned, oriented so far for 158 cars.

In this connection, a natural question arose - if we are to demolish, then is it worth it then to recreate? Yuri Volchok, RAASN advisor, who was present at the meeting, voiced a simple idea - is it not worth "to liberate the architect, and not to make these puppet facades, since they are not preserved anyway? … Make a normal quarter, preserving the historical parameters."

The rest of the participants in the discussion expressed less radical views. So, a proposal was made to accentuate the triangular shape of the site - however, he immediately found his opponents - such an emphasis on the contours can lead to the appearance of a "next" triangular building that will fill the entire courtyard. In the end, the experts were in solidarity on several things: first, everyone gave preference to option number 2, in which the old houses and new blocks are separated; between them, in the opinion of the majority of those present, an internal passage should remain - the fact is that market stalls once opened in both directions, both to the street and to the courtyard, and it was possible to walk along them, respectively, both from the front and from the back. Secondly, if the houses are preserved, and the majority were clearly impressed by just such a solution, then they would not want to merge them with modern volumes, building another dummy wall: everyone was in favor of leaving the historical volumes, even if recreated, “alone”, and place the new bodies behind. The consultative discussion ended with a recommendation to “follow the pattern”, consistently clarifying the legal opportunities and limitations of the site. Even if the security zone is eliminated here and it is decided to demolish the remnants of the German market, the resulting area will still remain a historical territory, and it will be impossible to build something too large on it in any case.

A similar topic was raised by another of the projects shown to the experts - a long-suffering house on the corner of Lyalina Lane. It has been discussed for a long time and has been considered many times, in particular, on April 19 - then it turned out that the house, recommended by historians for restoration, had already been sentenced to demolition. The answer to this was the demand for a literal restoration reconstruction - now the architects have shown several options for such a restoration. Only one of them was, like the prototype, three-story - the rest added another floor, albeit under a pitched hip roof. During the discussion, it turned out that the drawings shown are somewhat dubious in terms of size - all the buildings on them are "pulled" in height to the neighboring ones, from 2 to 4 storeys. This is one of the obvious signs that, after approval, the house is going to "grow up" a little unauthorizedly - such cases are known. Finding a discrepancy, the experts rejected the project, noting that it was not too late to put the house on guard - nevertheless, the remains of 18th century vaulted ceilings were found inside it. Frankly, now this is unlikely to happen, but the project was again sent for revision: the authors were recommended to bring the materials in line with the data and present their work at the scientific and methodological council. It is curious that this time the project was presented by an architect living in a neighboring house - as if this was done in order to smooth out possible conflicts with residents.

Experts were presented with two projects by architect Pavel Andreev: on 1 st. Yamskoye field and on Bolshaya Dmitrovka. The first was approved and quickly enough. The project involves the construction of an administrative and economic complex next to the former building of GiproGor - a small narrow passage will remain between two buildings belonging to the same customer - only this caused several objections from the experts. Along the way, a proposal arose to arrange a glazed passage-passage between them, but it was immediately rejected, since this would not add light to both buildings, but such an undertaking may require a complete technical re-equipment of the GiproGor building. Thus, "fundamental objections" did not arise, but "there are doubts about the excessive compaction of the territory."

The second project was fully agreed upon some time ago, and now it was only about adjustments inside the courtyard. We are talking about the reconstruction of house No. 9 on Bolshaya Dmitrovka, known to Muscovites as the "Draftsman" store, as well as the complete replacement of all the numerous buildings inside his yard. The house on Dmitrovka was built by the architect Adolf Erichson in 1903, it has preserved the facade, stucco molding on the ground floor and stairs; the interiors of the upper floors have been redesigned twice, the second time recently, when in the 1990s they made office renovations there. The courtyard buildings, nine in number, were built according to the project of the architect Barkov a little earlier, in 1897-1900. Their architecture is less interesting, new buildings will be built in their places. The changes in the project consist in the fact that the semicircular building conceived earlier in the courtyard was replaced by a number of parallelepipeds inheriting the places and, in general terms, the volumes of destroyed buildings, exceeding them in height by 1-2 floors (4-storey buildings will be replaced by 5-6 storey ones) Their plans repeat the demolished houses, rectangular outlines, and the facades, in one of the versions, are green, modernist, with picturesque asymmetric windows.

The approval of the changes was hindered by the fact that a lot has changed since the last approval of this project: A. Erichson's house has acquired a "subject of protection" - the main street facade outside and the main staircase inside are guarded in it; in addition, now this property is included in the united security zone No. 38. Thus, now the rise in the number of storeys is taking place inside the united security zone (no. 38), so the project was sent for re-consideration of the method council.

The re-examined project of a multifunctional complex at 12 Malaya Pochtovaya was described by the author as a "cultural center with business elements", and by those present - as a technopark. It combines apartments, housing, exhibition halls and a health and fitness center with a sauna - on this site, according to the architect, there were once baths. The site assigned to the complex is now occupied by the plant, which will be withdrawn; it is located near the Yauza embankment, next to the 3rd transport ring and between the recently completed building of the Moscow State Technical University. N. E. Bauman and the charming Old Believer church of the beginning of the century. This neighborhood turned out to be the most problematic - because the bulky angular buildings threaten to finally crush and hide the small temple behind them. Therefore, the authors were required to prepare for the next examination more detailed landscape "sketches" of the conceived building with views from the Hospital to the church. The preliminary architectural solution, combining massive rectangles, combining glazing of two colors, "golden" and bluish, also did not have to taste experts - the author was recommended to look for another solution of shape, color and material, emphasizing that even the concrete block of Baumanka looks more elegant.

In addition, the project of a hotel and business complex on Bolshaya Pionerskaya Street, which had already been repeatedly submitted for approval, was refused consideration. For this site, a building was previously designed in the form of a ball suspended above the ground, but the customer abandoned this option and now it was replaced by a boring stepped house vaguely reminiscent of Art Deco. However, the project was rejected not because of its architectural merits, but because of a more banal reason - it did not pass the required approval by the ECOS bureau.

Another project, shown on July 12, is curious by the very fact of its appearance. This is a small two-story pavilion in "no matter what style" - the author showed three different options at once, from boring yellow to plate-brick. Either a shop or a restaurant. The point is different - it is proposed to build this pavilion not far from the Donskoy Monastery, to the north-west - in a small garden adjacent to the Krasny Proletary plant. On the site of this plant, Vedis-Group is going to build a large block of elite housing - the project of Sergei Skuratov, which took second place in the competition, we recently described. Apparently, the store planned in a completely remote place now from the trading company "Vintage" is in a hurry to "stake out" the territory of service of the future chic micro-district.

The experts, however, noted that nothing had ever stood on this site and that it is part of the security zone of the hospital church. And construction from scratch in the security zone violates the 40th law. The project was withdrawn from consideration.
