Eight And A Half

The tower actually has eight and a half floors: if you count the elevated first and the last two-story. It is constructed from cross-laminated timber with a slight addition of glulam.

The new building is part of the Kajstaden residential complex of five buildings with a total of 99 apartments. It was erected on the shores of Lake Mälaren, near the center of Westeros, as part of the transformation of the former industrial zone into a mixed development area. Kajstaden is all wooden and designed by C. F. Møller. Its area is 7500 m2, the tower itself is 2400 m2.

Danish architects C. F. Møller is passionate about timber structures: 100,000 m2 of them are currently under construction in Sweden and the UK. They emphasize that these buildings leave a much lower carbon footprint both during production (with eco-certified felling, of course) and when delivered to the construction site (wood is lighter than other building materials). In nature, living trees absorb CO2, and then, when decaying, give it back to the atmosphere, and a wooden building remains a repository of this compound, especially since this material can be reused.

So, in the Kajstaden tower, screw mounts are used, that is, it can be easily disassembled. Another advantage is the ease of use of digitally controlled machines, and as a result, high precision in the production of parts. As a result, it was possible to achieve practically hermetic insulation of the building (that is, its energy efficiency) without the use of additional materials.

Construction sites near such buildings are cleaner, there is less noise, the main thing is to protect the material from dampness. In the case of Kajstaden, the frame of each floor with an area of four apartments was assembled by a team of four in three days: installation of such structures is always fast.

Everything in the tower, from the frame and the staircase and elevator nodes to the balconies, is made of cross-laminated timber. As a result, its CO2 footprint during construction and operation is 550 tonnes less than a comparable concrete structure.
