The building "comes into contact" with the surrounding city through the public ground floor and plaza. The premises are occupied by shops, restaurants and self-service cafes, and the plaza can be used for commercial exhibitions, fairs and permanent art displays. The pavement connects the street space and the upper levels of the square, where the main entrance to the office and public parts of the building is located. Two escalators connect the plaza and two tiers of the underground garage.
The total area of the building is 17,000 m2. Eight of its nine floors are open plan offices; the architects envisaged three sizes of offices for rent: "mini, midi and maxi".
The project, including its underground parts, takes into account the topography of the area, the potential for earthquakes, and the hot climate of West Africa. Wide terraces with diagonally spaced pillars shade the interior, while at the same time sufficient sunlight enters the premises. The full-height atrium helps to solve the problem of not only lighting, but also natural ventilation; In addition, One Airport Square features rainwater harvesting and reduced pressure plumbing to conserve this valuable resource.
