By order of the investor, the architects proposed a number of options for solving the facades of the projected residential area in the Moscow region, the main goal of which was to give the development a comfortable, attractive and human-scale appearance. However, in addition to this task, the architects also tried to bring a number of important qualities into the project, which today are becoming the standards of modern residential development. We are talking about the design of convenient entrance groups, a clear separation of the courtyard and street space and the saturation of the first floors along the intra-block streets with a variety of public functions.

The architects worked with the existing master plan, according to which the development is formed by small blocks of L-shaped buildings and detached two-entrance sections that close the courtyards. The height of the houses does not exceed seven to eight floors. Although this residential complex does not have a traditional square of houses, the division into semi-private space of residential courtyards with limited access for cars and the street is very clear. Architects also emphasize this by means of design, using, for example, a denser saturated color for the interior surfaces of houses and a lighter one on the outside, as well as a variety of graphic techniques.

“In the first version, we tried to introduce divisions and scaling of facades using color and plastic solutions, as if dividing larger volumes with local“tetris”inserts. The color here also actively marks the inner and outer space of the quarter: we get a denser, more saturated solution from the side of the courtyard and more blurred, larger in divisions - facing outward."

In the second version, for example, with the help of color and active plastics due to the inclusion of risalits and inserts of panels with different embossing and texture, the architects achieve the effect of connecting “different” houses, as if belonging to different times”.

Within the given dimensions of the buildings, PANACOM also worked on the optimization and improvement of planning solutions, having developed several variants of residential sections, from economy to business class. In accordance with the "stuffing", a shell is also proposed: for example, in the third version, which belongs to the business-class format, the buildings receive wider glazing, and the roof is made exploitable, with the possibility of placing a recreational zone on it.

In the rest, air conditioners, the placement of which is now regulated by standards, are "hidden" inside the loggias. Plastic solutions also vary vertically: sections of different heights are combined with each other, a diverse silhouette of the building is formed.

In all solutions, architects pay special attention to the design of the entrance groups. The residential development standards in force since 2015, which, according to 305-PPM, are valid for city orders, but are already a good form rule for all developers wishing to remain competitive, provides for the design of lobbies without differences with the yard level, as comfortable as possible for access, including groups of residents with limited mobility, transparent, with convenient and understandable navigation. Meeting these requirements, PANACOM has designed entrances with a minimum drop with the level of the yard, and according to the existing technical conditions, it is no more than half a meter, that is, two or three steps, with a large proportion of glazing, bathrooms, storage spaces for bicycles and strollers, as well as the work of a concierge …

“Many intentions in this project came from us as architects who had already visited several large urban planning projects, and were caused by our desire to convince the customer that a number of key parameters, without which it is impossible to build modern housing, must be laid down and programmed in advance, at the most early stages of the project”.

The first floors of the residential complex were designed for the placement of apartments - this was one of the inputs that the architects worked with. Nevertheless, realizing that the modern living environment is developing successfully and due to the active public front of the first floors overlooking the streets of the quarter, the architects laid the possibility of transforming the entire "outer perimeter", where one- and two-room apartments are conventionally located, into a busy street front …

Within the framework of the project, an improvement concept was also developed, uniting the spatial perception of all courtyards and marking it with various art objects, sports and playgrounds, places for recreation and original small forms.
