The business park, on the creation of which the development company Sminex worked, is located in the south-west of the capital, in Nauchny Proyezd, not far from the Kaluzhskaya metro station, in one of those districts of Moscow characterized by open spaces and an abundance of greenery. The area of Nauchny Proyezd is not so much a street as a border, it starts from Obruchev Street and after 600 meters flows back into it, having managed to outline a large semi-closed territory of about 36 hectares to the north of the street, where a whole complex of various organizations is located.
The site of the future business park, the total area of which is 2 hectares, is an almost regular square with two small rectangles cut to it from the north and east. Prior to the start of the project, it housed a 5-storey brick building, built in the 1970s in the best traditions of Soviet office architecture, and two lines of low-rise office buildings. It was from this “raw material” that the architects, by way of renovation, had to sculpt a completely new neighborhood in terms of its image and content.
Taking into account the peculiarities of the area, the architects proposed a “green”, nature-oriented image for the future business park. The façade solutions are based on a combination of three materials - glass, alpolica imitating wood, and Finnish fiber cement (cambrite). Depending on the design features, eco-textures are used in different proportions when decorating buildings. The design of one building is dominated by wood, the other has a lot of glass, the third is decorated with green cambrite. Carefully thought-out solutions of their combinations create a unity of the image, thanks to which the business quarter gives the impression of a real oasis spread over the territory of a large metropolis.
The tallest building of the business park is a five-story building stretching along Nauchny Proyezd and separating the park from the roadway like a wall. In the center of this building there will be a "main gate" - a checkpoint leading to the territory of the business park. According to Andrey Romanov, head of the ADM bureau, the architects had to work most of all on the transformation of the facades of this building. “It had unpleasant Soviet proportions - wide piers, almost square windows. Such windows are not included in any rhythm. We wanted these walls to come to life, and the façade to acquire some dynamics,”says the architect. Square windows have become rectangular, extending almost to the floor. Vertical panels imitating wood appeared in the walls, and “vitamin” yellow-green inserts over the windows.
The floors are separated by horizontal belts of metal I-beams. This approach has already become a trademark of ADM architects. Metal stripes line the windows and panels in strict horizontal rows, giving order to the facade. This impression is reinforced by vertical plates made of alpolic, which are fixed at every other window perpendicular to the facade. In addition to the aesthetic function, these elements, which resemble open shutters, serve as screens that protect windows from oblique rays of the sun, and create the effect of three-dimensionality of the facade, adding lightness and airiness to it. In the upper tier of the building, similar panels form a frequent lattice, masking the engineering equipment and the technical floor.
The second part of the buildings of the business park is located in the depths of the site, because of the large number of trees and bushes, it resembles the edge of a forest rather than the territory of a former research institute. Here, according to the idea of the architects, two rows of existing buildings were renovated. As a basis for this design solution, ADM's favorite genre of "office townhouses" was used - united in a number of offices, each of which has a separate entrance.
Being in tune with the chamber scale and the cozy arrangement of the buildings inside the site, the facades are more open: large panoramic windows, additional glass panels appear between the "wooden" walls. Windows are perceived not only as a functional component of the building, but become part of the rhythmic alternation of vertical stripes of glass and wood. The green panels are transformed into a strip that pierces the facades horizontally, in unison with the metal “rails” of the I-beams.
On the roof of these buildings, the architects designed a whole square: a wooden pavement, transparent fences, tables, barbecue areas and even real trees growing in rectangular pedestal pots. The small rooftop park becomes an organic continuation of the green territory of the business park. In a two-storey building, the idea of a “square in a building” is solved somewhat differently. Here the trees "descended" from the roof onto small loggias placed in front of the offices.
Nature is the very center around which the architecture of all buildings of the business park revolves: the color of greenery and the color of wood, shiny glass that reflects trees and transparent glass through which you can see the trees. Buildings either imitate the natural environment or tend to dissolve in it.
The space of the business park, in which its buildings literally dissolve, is also planned to be equipped in the spirit of ADM architects, who pay a lot of attention to landscaping in their projects. It was decided to make the park in the English style - overgrown with grass and trees, most of which the architects will preserve, only adding new ones. On hot summer days, a natural green carpet will delight with its freshness and openness, fully justifying the name of the project - a business park.
